DESCRIPTION

Upper Coombe Farm is an impressive equestrian holding in a private location with an excellent layout of facilities and accommodation.

LOCATION

Upper Coombe Farm is in the middle of open unspoilt countryside surrounded by productive farms and rolling fields with deep wooded valleys. There is excellent access to Junction 27 of the M5, 15 miles to the east, where Tiverton Parkway provides fast Intercity services to London (Paddington 2 hours) and the Midlands.  There is also good access to the A361, the North Devon Link Road, a few miles to the north, leading to Barnstaple and the spectacular north Devon coast with it’s sandy beaches.  To the north and south are the national  parks  of Exmoor and Dartmoor, renowned for their beautiful scenery and providing opportunities for walking, riding, shooting and fishing.  Exeter, 21 miles away, is a short drive through Crediton, and has an airport with expanding air services to the UK and international destinations.  Tiverton, 10 miles to the east, is a bustling country town providing a full range of facilities, including national supermarkets, a new leisure centre and a hospital.  There are many private schools in Exeter and also at Tiverton, where there is St Aubyn’s Preparatory School and Blundells, and from Witheridge (1 mile to the east) is a bus going to West Buckland School.  Witheridge also has a village school, a post office, general stores, a garage and some pubs.

FARMHOUSE

The farmhouse is set away from the farm buildings in its own garden, approached by a separate long gravel drive. The house was designed by an architect and built in 1996 to a high specification, the current owner having recently extended the kitchen.  It is built with rendered cavity walls, brick quoins and hardwood double-glazed windows under a slate roof.  There is a large farmhouse kitchen with French windows into the garden, some attractive light beech floors and hardwood doors and a handmade staircase.  The farmhouse is subject to an agricultural occupancy condition - “the occupation of this dwelling  hereby permitted shall be limited to a person solely or mainly employed, or last employed, in the locality in agriculture … or in forestry (including any dependents of such a person residing with him), including a widow or widower of such a person”.  The Annex is also subject to an occupancy condition - “the Annex is not to be occupied at any time other than for the purposes ancillary to the residential use of the farmhouse..”.

FARM BUILDINGS

The farm buildings provide flexible use and are currently fitted out with changeable sizes of loose boxes and stables, and presently are able to accommodate 36 horses with plenty of extra space for further animals.  There is a vet’s room, stores, workshop and recently constructed indoor riding school.

LAND

The land is divided into two ringfence blocks to the north and south of a Council maintained single track lane. The fields are of a convenient size and shape with good road access and only gentle slopes.  Mains water is connected to all the enclosures and close to the farmhouse and buildings are some useful post & rail paddocks.
