A period 6 bed house split into two, with 4 full residential 2-bed  barn conversions. 3 acres.

DESCRIPTION

Old Barn House was developed from a farmhouse, probably at the turn of the last century and has been comprehensively enlarged to make a well-sized house, currently used in two halves.  At present the accommodation consists of one four bedroomed and one two bedroomed house, but could easily be reinstated to form a large, single house.

ACCOMMODATION

The house has tall ceilings and large leaded windows with the principal rooms displaying the use of natural oak for panelled doors, the staircase and balustrading, etc.  Constructed principally of stone and brick with colour-washed roughcast elevations, there is a slate roof over nearly 5,500 gross sq ft of accommodation.

LOCATION

Attached are the floor plans and the room measurements are as follows: West part of house  Ground Floor  Hall (19'  x 20'), dining room (14'9" x 6'9"), kitchen (19'9" x 13'7"), playroom (19'5" x 13'7").  First Floor  Landing (15'4" x 20'7" max.), bedroom 1 (13'6" x 11'4" with 9'10" x 9'10" recess and 6'10" x 9'6" en-suite), bedroom 2(10' x 11'8"), family bathroom (8'8" x 9'11"), bedroom 3 (15'7" x 15'11"), bedroom 4(12' x 19').  East part of house  Ground Floor  Dining room/sitting room (16'6" x 29' max), kitchen (8'8" x 12'), and cloakroom.  First Floor  Bedroom 1 (16'5" x 15'11" with 13'2" x 7'9" dressing room and 7'8" x 13'6" en-suite) and bedroom 2 (8' x 11' with 6'4" x 5'11" recess).

The four barn conversions have two bedrooms, each with an upstairs bathroom, downstairs being an open plan kitchen area, dining area and sitting area.  Downstairs the four room sizes are 23'6" x 16'9", 19'8" x 16'4", 19'8" x 16'8" and 18'9" x 17'7" respectively.

The barn conversions have planning permission for full residential use and were let out under Assured Shorthold Tenancies, bringing in £25,000 per year.  A rent review had not taken place for seven years, and these rents could be  expected to rise to over £35,000.

The East part of the house was also let out and would bring in additional rental as well.

GROUNDS

The grounds extend to nearly 3 acres, and include a paddock and a separate access to the rear of the property.  There is a disused outdoor swimming pool and scope, subject to the usual consents, to develop a further barn conversion in some outbuildings and other units on the hard standing of the swimming pool.

The property has been let go over the past ten years and requires extensive “tidying up”.

DIRECTIONS

From Totnes, follow the A385 towards Paignton and, where the speed limit reduces from 40mph to 30mph, turn left into Blagdon Road.  Follow this road for almost three-quarters of a mile and take the second turning on the right into Middle Blagdon Lane.  The property, which is mustard coloured, will be seen on the left-hand side, down the hill.
