A substantial family residence together with a separate barn conversion, garaging, parking and mature secluded gardens. Sitting room, kitchen/dining room, 4 bedrooms, Shower room and Bathroom. 2/3 bedroom barn conversion for letting or occupancy .

SITUATION
Springfield is situated in the rolling Devon countryside on the edge of the picturesque and popular village of Rattery, one of Devon's oldest villages, sited on the old travellers road from Kingsbridge to Bristol. The highly regarded Church House Inn is reputed to pre-date the beautiful church. Access to the A38 is barely a mile away providing speedy communications to Exeter and Plymouth. The bustling towns of South Brent and Ashburton are also close by, beyond which there are wonderful open spaces and walks on Dartmoor. To the south lies Totnes approximately 6 miles away, one of Devon's gems, with a range of shopping, educational, recreational and sporting facilities, including indoor swimming pool and boating opportunities on the River Dart. There is a railway station at Totnes with a main line service to London Paddington.
DESCRIPTION
This substantial family residence is situated close to the church and inn and is approached via a private drive, with delightful views over fields and woodland, yet is very secluded with its own walled gardens. Springfield offers the rare opportunity of a home and income by using Springfield Cottage as a holiday let. It would also be perfect for those with a large family, the current owners utilise Springfield for '3G Living', the fashionable term used to describe two or more families, representing 3 generations, living under one roof, and here you would not have to all be under the same roof! Interestingly both the main house and the cottage maintain their independence with separate access and gardens, an important consideration for holiday letting. Particularly striking are the magnificent attractive landscaped gardens offering much privacy.
ACCOMMODATION

SPRINGFIELD
Springfield is a well laid out barn conversion where a good deal of thought has gone into the initial layout of the main living spaces, with specific attention to natural light and views. Depending how you wish to utilise the accommodation it either has three or four good-sized bedrooms, however most impressive is the generous sized drawing room with magnificent woodburning stove, open plan family kitchen/dining room with well fitted kitchen and central island. The property is arranged over two storeys with a wonderful feature half level main entrance.
SPRINGFIELD COTTAGE
Springfield Cottage is also built to the same exacting standards but has an interesting design twist. Not only is the property reverse level but also the first floor is completely open, giving the property a distinctly Scandinavian feel. On the ground floor there are two good-sized bedrooms with a family bathroom and a further cloakroom. Accessed from the rear sun terrace there is a very useful large office with excellent light that could be put to use as a further bedroom should the need arise.
OUTSIDE
The total ground extends to approximately half an acre of formal gardens, which include a Double Garage/Workshop with power and light, and piggery. There is ample parking at the front of the double garage.

Further steps proceed around the back of Springfield to the cottage and an additional pathway leads down to the front door of Springfield. The courtyard shaped garden has a well established oak tree with a swing attached; there are established shrubs in this private and secluded garden. Springfield was once the former Coaching House to the Rectory. To the side of the main garden are gates opening through to the dedicated garden for Springfield Cottage, which has post and rail fencing to the boundary as well as a terrace with space for table and chairs.
SERVICES
Mains water, private drainage, mains electricity. Oil fired central heating and hot water systems for each property. Both of the properties benefit from central heating and double glazing and are presented in excellent decorative order.
