A dramatic, inspirational and individually designed house set in the privacy of the former walled fruit garden of Kinloch Mansion House

Cupar 6 miles, Leuchars 16 miles, St Andrews 16 miles, Perth 18 miles, Dundee 17 miles, Edinburgh 39 miles.

Created by the award winning Scottish architect Gareth Hoskins, The Duncan House is a dramatic and contemporary home. The house was designed in response to a very open brief to create a "glass" house which would merge seamlessly into the former walled fruit garden of Kinloch Mansion House allowing one to become part of the other, yet creating a practical living environment. The house is constructed of steel frame under smooth rendered block and a variety of materials have been used including full-height glass windows separated by hinged oak panels forming doors to the garden area which were designed and made by Max McCance. His designs can also be seen in the door handles and other wood features throughout the house. Through the clever use of high level windows the roof of the house appears to be floating giving the feeling that the house is completely open to the garden.
Attention to detail is evident throughout the house and the craftsmanship is of the highest quality. This is further enhanced by the use of atmospheric lighting which was personally designed by Jonathan Spiers.
Inside the property the seamless design continues with concealed storage cupboards and pure white decoration. In contrast to the angular design of the house is the drum room which is a completely circular room with glass skylight and low level boxed, rectangular window creating a perfect acoustic environment.
The accommodation is divided into two sections with the main living accommodation being open plan and the bedroom accommodation situated off a separate corridor. The house benefits from under floor heating and double glazing.
This property was recently featured on Channel 5's "I OWN BRITAINS BEST HOME".

The Duncan House sits in about one acre of ground set within the walls of the original fruit garden of Kinloch Mansion House. A "secret garden" has been created by the combination of the original walls and the new house so that the house is revealed in stages to any potential visitor whilst also offering incredible privacy. The house is approached via a long gravel driveway which leads up to a parking area with picture window opening revealing a Japanese style garden. A gated entrance opens up to reveal the futuristic entrance of the house and a gravel area with large ornamental boulders. The garden continues to the rear of the property which is laid mainly to lawn and interspersed with mature fruit trees.
