Ground floor: Gallery, office, 2 store rooms, cloakroom.
First floor: Sitting room, kitchen, bathroom, 2 bedrooms.
Terraced garden, bikeport and off road parking for 3 cars.
The Leap Gallery was established in 2004. The property formerly was used to sell fine wine and whisky and was fun by the infamous John McWilliam. In the cellar single malt whisky would have been bottled from the nearby Macallan Distillery. The property subsequently
became a Spar grocers shop.
The property was built in the 1800s in the heart of Craigellachie, of sandstone under a slate roof, it was subsequently renovated to include a flat.
Behind the gallery is an office with the option of opening up three windows to the west, it includes a storage area. Adjacent to the office is a garage with storage area and hidden vault.
The flat is on the first floor and can be approached from the office or through the garden.
Residents are eligible to apply for membership of The Craigellachie Fishings Association, which allows them restricted fishing on the River Spey for a nominal sum.
Craigellachie is nearly mid way between Aberdeen and Inverness and the village itself is between the Rivers Spey and Fiddich. The Speyside Way goes through the village which makes Craigellachie a popular destination for visitors who like to walk, cycle or fish
as it is an area renowned for its beautiful scenery, salmon fishing and the Scotch whisky industry.
Craigellachie offers local shopping, a post office, church, village hall, petrol station and a primary school. 2 miles up the Spey Valley in Aberlour there is a secondary school and a wider selection of shops and services.
The garden comprises a patio area with steps up to a lawn from which fine views over the village can be enjoyed. The property includes its own water feature with the Mud House Burn concealed underground.
