An attractive and historic traditional Highland Lodge in an outstanding rural situation with lovely views over Glen Spean.

Inverlair is a handsome, late 18th century house, incorporating parts of an earlier building. It was extended in 1860 and again in 1880 as the requirement for accommodation changed from the modest needs of minor Highland gentry to those of Victorian sportsmen, for whom access to Scotland and the Highlands became easier with the construction of the railways.
Inverlair is now being sold in 4 Lots as follows:
Lot 1: Inverlair Lodge
About 22.26 acres (approx. 9.01 ha). Situated in a commanding position in the heart of the Highlands, Inverlair Lodge is a fine example of Scottish architecture. Built over 3 storeys of dressed and split stone under a slate roof, the property has well-proportioned rooms with a number of interesting period features typical of the pre-Victorian era.
It is well known locally as a warm, hospitable family home with a happy atmosphere and is of an ideal size for entertaining.
The principal reception rooms, the drawing room, dining room and hall all overlook the lawn and parkland towards the River Spean.
The large kitchen with a 4 oven Aga is ideal for informal dining and there are good ancillary facilities including a utility room, larder and wine store. A conservatory by Mozolowski and Murray was added in 1997; it leads off the drawing room to extensive south facing terracing, partly covered by a canopy at the rear of the house.
The 7 main bedrooms are all of a good size and are on the first floor. One is ensuite and there are 2 bathrooms, a shower room and a separate WC. There are a further 6 secondary bedrooms currently not utilised and 2 storage rooms on the second floor. All windows have secondary glazing and all roof lights have been replaced with conservation grade Velux skylights.

Adjacent to the Lodge:
" A stone under slate roof workshop (3.2m x 2.2m) and adjoining log store (4.4m x

" A timber under steel profile roof double car garage with overhead storage and concrete floor (9.4m x 7.4m)
" A former game larder (4.1m x 3.4m) which is now used as kennels with 2 cast iron railed runs
" A timber wood store.

Lot 2 - Prime building site
With separate access off the private road, this exceptional site has beautiful views down Glen Spean and the greenfield site in all extends to approximately 5.71 acres (2.31 ha) of paddock. An outline planning application has been lodged for one house with annexe and full details are available from the selling agents.
Lot 3 - Keeper's Cottage
An attractive stone built cottage with a slate roof which is set in approximately 1.25 acres (0.50 ha) of garden and grounds. The accommodation comprises a sitting room, kitchen and a study with 2 bedrooms and a bathroom. The property has oil central heating, either double or secondary glazing throughout and is generally in very good decorative condition. There is also a large timber under corrugated steel roof garage and storage shed (9.3m x 5.1m)
Lot 4 - Stable/ Kennels
Lying adjacent to the cottage is a substantial stone and slate building set in approximately 0.44 acres (0.17 ha). This was originally used in conjunction with the cottage as the kennels and stabling for the stalker. An outline planning application has been lodged to convert this property to a 2 bedroomed cottage, and a positive outcome is expected shortly.

Set in 29.66 acres of gardens, paddocks and mature woodland, the Lodge and associated properties lie approximately 1 mile off the A86 overlooking Glen Spean and with a backdrop of the high hills of the Ben Nevis range and the Munros beside Loch Treig. The lodge has spectacular views, with the river in the foreground and the hills of Glen Roy National Nature Reserve in the distance.
The property lies close to the border between Lochaber and Badenoch, two of the major historic and administrative areas in the West and Central Highlands of Scotland. Fort William, the principal town in the area is less than 20 miles away and the villages of Spean Bridge (9 miles) and Roy Bridge (5 miles) each have a shop, station, school, hotel, post office and churches. Tulloch main line station with direct nightly sleeper service to London Euston is 1.5 miles away.
Inverness airport (70 miles) has daily flights to London and other UK destinations and the main line station at Tulloch has daily services to Glasgow and Fort William and the overnight sleeper to London.

Gardens
The Lodge is surrounded by attractive gardens, which include a vegetable and fruit garden within a stone walled enclosure, lawns and former tennis court and borders. Many of the rhododendrons come from the neighbouring Corrour Estate which is widely known for its comprehensive collections of plants.
Woodlands
The woodland area lies mainly to the East of the Lodge and is largely of native species, many over two hundred years old. Oak, Scots pine, birch, rowan, aspen, beech and larch all thrive on an undulating site. The ground rises to a height of 700 ft and the woods are a haven for wildlife and roe and red deer are regularly seen there. Wild duck feed on the pond, through the season.
Parkland
There are 2 paddocks within the area for sale, both of which are currently used for summer grazing by neighbouring farmers. No formal agreements exist and no rent is paid. Both are well stock-fenced and there is a shared water supply
