A superb shooting lodge with excellent views, currently utilised for self-catering holiday accommodation and including a lease to fish from two boats on Loch Watten.

Located just to the north of Loch Watten, the property comprises a deceptively spacious single storey lodge with excellent views to the south, together with a large enclosed garden.  The property is currently utilised as a self-catering holiday home and is popular with families and shooting and fishing parties, sleeping up to 12 people, the public rooms located in the heart of the house with two bedroom wings either side.  The house is in a good condition throughout and the sale includes all furniture and contents as seen.

A lease to fish from two boats on Loch Watten, often described as the “Leven of the North” on account of the quality wild brown trout that it offers to anglers, can be provided.     Loch Watten extends to approximately 3 miles in length and between ½ and ¼ miles in width, with an average depth of around 7 to 8 feet.  The average weight of trout caught is around 1lb, although ‘trophy fish’ can weigh up to 3 to 4lbs, and the season runs from 1st May to 30th September.

Not only is Caithness surprisingly accessible, it has some of the most spectacular scenery in the United Kingdom, with a huge variety of outdoor activities available in the county.  In addition to horse-riding, walking, cycling, canoeing and surfing, there are 18-hole golf courses at Reay, Wick and Thurso, and the region is renowned for the brown trout fishing that can be found in the lochs and lochans, including Loch Watten.  Excellent wildfowling can be enjoyed on, or close to, the Estate and salmon fishing is available on the Wick River.

Accommodation

The accommodation of the property is shown on the attached floor plans.  In summary there are 6 bedrooms, 3 bathrooms, a large lounge to the front of the property and a kitchen and dining room overlooking the rear.

There is a large area of private garden ground to the front, together with an area for off-road parking with the property being accessed directly from the minor public road.  A smaller area of garden ground can be found to the rear.
