Small country estate on fringe of Truro
Tenure: Freehold
Situation: Tregavethan Manor is delightfully situated in a peaceful part-wooded valley, just to the west of the cathedral city of Truro in South Cornwall. The estate is surrounded by rolling agricultural land and deep wooded valleys yet lies within 4 miles of Truro's amenities which include a mainline railway station (London Paddington approximately 4.5 hours), private and state schooling, county hospital and a smart shopping centre. The world-class surfing beaches of the north coast and the superb sailing waters of the south coast are both within 10 miles drive. There are golf courses at Truro, Perranporth and Falmouth. The main A30 carriageway is situated about 2 miles to the north of Tregavethan Manor, and this is now principally dual carriageway to the M5 motorway at Exeter. Newquay Airport at St Mawgan provides daily flights to London Gatwick and Stansted, besides many other European destinations. Truro airfield is situated a short distance from the estate and offers landing facilities for small private aircraft.
Savills negotiator: Jonathan Cunliffe
History
Tregavethan Manor originally formed part of a much larger estate and has been in the ownership of some prominent Cornish families over the centuries, including the Vivyan and Lanyon families. It is understood that the original house was once much larger but after a fire in1850 the squire went to live in the gamekeepers lodge. It is said that he enjoyed living there so much that he extended the lodge and did not rebuild Tregavethan Manor to the same size.
The Estate
Tregavethan Manor comprises the main house in wonderful gardens and grounds, a pair of semi-detached cottages, a bungalow, a recently-converted detached holiday cottage, a comprehensive range of equestrian and modern and traditional farm buildings, together with arable, pasture and woodland. The semi detached cottages and the bungalow are all let on assured short hold tenancies providing regular income. In all about 226.25 acres (91.57 ha).
