Situation


Dalnamein Lodge lies in Highland Perthshire and was formerly part of Atholl Estates. The property has an impressive outlook to the south, looking out over Glen Garry to rugged Highland scenery, which includes the mountain Meall a Chathaidh, which rises to 510m, to the south west.
The area is one of the most beautiful parts of Scotland and offers spectacular Highland scenery within reasonable distance of Perth and Edinburgh. The Pass of Killiecrankie, the Queen's View at Loch Tummel, Blair Castle, the House of Bruar, Loch Tay, Glen Lyon, Schiehallion and Ben Lawers are some of the famous attractions in the area. Outdoor pursuits such as golf, fishing and water sports are readily available. Edradour Distillery, the smallest in Scotland, lies to the south side of Pitlochry.
Despite its rural situation, Dalnamein Lodge is readily accessible; the A9 is the main route into the Highlands from Perth. From Perth the M90 motorway links south to Edinburgh and Edinburgh Airport. Blair Atholl (8 miles) and Pitlochry (14 miles) have railway stations on the Highland line, with a sleeper service to London Euston.


Description


Dalnamein Lodge is an elegant Victorian shooting lodge, which dates from the late 19th century. The property is built of harled stone under a series of overhanging pitched tiled roofs and offers spacious accommodation and flexibility for a variety of different uses. The lodge has a generous south front, which maximises the views from the principal reception rooms and bedrooms.
The property originally formed part of Atholl Estates. It was bought by the current owners in 2003, since when they have carried out a variety of internal and external improvements.
The house is approached by a vestibule to the east of the house, opening to a large reception hall with a wood burning stove. Doors lead off to a dining room, a comfortable sitting room and a large family kitchen with an Aga. A connecting door leads from the dining room to a large drawing room with fireplaces at either end, bay windows and French doors leading out to the garden. The drawings on the walls of the drawing room, with their caricatures of house guests, encapsulate the Victorian history of the property.
Situated off the kitchen is a corridor which leads to a back door and to an office and living room. A further corridor leads off to an ancillary wing with a gun room, laundry, former kitchen and scullery.
The bedroom accommodation on the first floor comprises 11 bedrooms, which are served by three bathrooms, a shower room and a separate WC.
To the west side of the lodge is an integral three bedroom wing, built over two levels, which has its own entrance as well as connecting doors to the main accommodation.
The Stalker's Cottage
To the side of the drive, behind the main house, is a small, former stalker's house, which dates from the late 19th century and is constructed of stone under a pitched tiled roof. The Stalker's Cottage is approached from a gravel sweep. A central wooden porch opens into the hallway, leading to the ground floor accommodation which, in brief, comprises a hall, sitting room, dining room and kitchen. There are two bedrooms and a bathroom on the first floor.
To the side of the gravel sweep is a garage (measuring internally 4.9m x 4.5m) built of wood under a pitched asbestos roof, with electric power and light.
Stables
To the north side of the west lawn are former kennels built of stone under a pitched slate roof with a wooden lean-to shed to the side. Adjacent is a lean-to stable, which has been divided into four loose boxes and has electric power and light and an external water supply.
To the rear of the stables is a bothy constructed of stone under a pitched slate roof.
Grounds
Dalnamein Lodge is approached by a private drive which leads past the Stalker's House to a gravel sweep to the east side of the house. A stone terrace leads up to the entrance porch on the east side of the house. To the south is an area of lawn, with a slope of rough grass beyond, leading down to a gateway to a large paddock enclosed by Ryelock fencing, which extends to 4.8 acres.
The paddock extends round to the east of the house, where there are a variety of mature broadleaf trees and the remains of a stone corral. The River Garry, a fast flowing mountain river, lies to the south of the paddock and is fringed by mature birch trees.
To the west side of the house is a large expanse of lawn and beyond is an area of mature mixed woodland. On the north side of the access road to Dalnamein Lodge is a strip of ground extending to 3.2 acres, which rises up in places and partially screens the property from the A9.

Private hill water supply (shared with neighbouring property). Mains electricity. Drainage to four septic tanks. An oil fired boiler provides the central heating and hot water in the Lodge.
FIXTURES AND FITTINGS
The fitted carpets, curtains and most light fittings are included in the sale. The external light fitting above the porch is excluded. Some of the furniture in the cottage and in the integral wing may be available for purchase by separate negotiation.
Servitude rights, burdens and wayleaves
The property is sold subject to and with the benefit of all servitude rights, burdens, reservations and wayleaves, including rights of access and rights of way, whether public or private, light, support, drainage, water and wayleaves for masts, pylons, stays, cable, drains and water, gas and other pipes, whether contained in the Title Deeds or informally constituted and whether referred to in the General Remarks and Stipulations or not. The Purchaser(s) will be held to have satisfied himself as to the nature of all such servitude rights and others.
Possession
Vacant possession and entry will be given on completion.

Directions


From Perth take the A9 north in the direction of Inverness, past Pitlochry and Blair Atholl. The entrance to Dalnamein is signposted on the left hand side about 4 miles after the junction to The House of Bruar.
