Situation

Netherton House occupies a discreet location with frontage directly onto the Estuary of the River Teign. From the property there are views across the estuary and direct access to the water. The house is situated on the edge of the hamlet of Netherton and was once the centre of a large agricultural estate. The house is at the end of a small lane leading towards the estuary and serving only one other property.
Netherton is situated between Newton Abbott and Shaldon. Newton Abbot offers everyday amenities, mainline railway station and convenient transport road links via the A380 dual carriageway linking to the M5 at Exeter. In the other direction Shaldon and Teignmouth are known for their delightful beaches. The Estuary offers moorings for yachts and safe dinghy sailing and boating.

Description

Netherton House itself is situated on the wooded banks of the upper estuary at the end of a no through road. From the property there are walks along the foreshore to Coombinteighnhead and the Combe Cellars pub.
Netherton House was built in 1890 as the main house of a large estate encompassing the local area. The estate was split up after the Second World War and the house has remained an important country and waterside house since then. Its handsome stone and brick exterior is adorned with climbers including a magnificent wisteria on the south elevation and its standing is further set off by mature specimen trees in the grounds around the house.
Inside the house retains much of its original style with an impressive partly panelled reception hall with corresponding staircase, deep skirtings, original fireplaces, plasterwork and joinery. This original style has been enhanced with the updating of the kitchen and bathrooms. The previous servants quarters have been converted into the two self contained apartments, but these could be brought back as part of the main house.
The grounds immediately around the house are screened by shrub and tree borders and then slope down the wooded banks of the estuary to the pebble foreshore. There is an adjoining wooden jetty on the foreshore which is leased from the Crown.
