OUTSTANDING COUNTRY HOUSE IN A PARKLAND SETTING
Tenure: Freehold
Situation: Hartree House stands in a stunning setting of over 20 acres of policies, overlooking its parkland. The property is surrounded by rolling farmland and is protected by its own woodlands. There are magnificent views from the house to the Tinto Hills to the west and Culter Fell rises to the south. Hartree House has a quiet rural setting off a minor road but is well placed for the cities and motorways of central Scotland. The house is within easy reach of Edinburgh (28 miles), Glasgow (34 miles) and the M74 (14 miles). The A702 through Biggar is a main road link from Edinburgh to the M74, the principal motorway south to England. There is a railway station at Carstairs on the junction of the main Glasgow / Edinburgh line with the line south to London. Edinburgh Airport is 28 miles away. The popular and attractive Borders town of Biggar provides a wide range of facilities including schools, shops and professional services. Other towns close by include Lanark (15 miles) and Peebles (16 miles). Edinburgh is within daily reach and a number of local children go to private schools in the city such as Merchiston, Loretto and George Watson's. There are bus services from Biggar to Edinburgh, West Linton, Moffat and Dumfries. The recreational facilities and opportunities for rural pursuits are good. The area is popular with the equestrian community with a number of properties having grazing and stabling. There is good hacking in the surrounding hills which are also popular with hill walkers. The property is well placed for racing at both Musselburgh near Edinburgh and at Hamilton to the south of Glasgow. The Scottish Borders are noted for their field sports, including pheasant, partridge and grouse shooting, and there is salmon fishing on the River Tweed. There are golf courses at West Linton and Carnwath.

Hartree House is an impeccably restored grade C listed country house. The present Victorian mansion dates from the 1880s and incorporates an earlier Georgian house, believed to have been built around 1790. Further alterations and additions have been made through its history, extensively so in the 1950s, when the two storey extension was added to the rear of the property. The house is predominantly built of stone under a slate roof and the accommodation is laid out over three principal floors and a fourth attic floor, as shown on the accompanying floor plans. The north west facade of the house is dominated by a square tower block above the front door with battlements above.
The present owners bought the house in 1999 and have carried out an extensive refurbishment programme, including restoring the intricate cornicing in the drawing room, fitting new bathrooms and installing an efficient new central heating system, whilst retaining many of the house's original features. A bespoke Clive Christian kitchen was fitted in 2007 incorporating a four oven LPG fired Aga and a superb range of units, including a centre island crafted from solid oak. The house now offers extensive but manageable accommodation with a practical layout, and also offers the flexibility of two self-contained staff flats.
The entrance hall under the tower gives access to an impressive reception hall with a vaulted timber ceiling and an elaborate stone arch which is belived to have been reclaimed from an earlier 12th century tower which stood on the same site. There are two large, well proportioned reception rooms off the hall which are currently used as a drawing room and dining room. Both rooms boast large windows which flood the rooms with natural light. Whilst the grand fireplace in each of the rooms forms a centrepiece, they are undoubtedly trumped by the superb timber panelled ceiling in the dining room.
An elegant sweeping staircase from the reception hall leads up to a large galleried landing off which are four bedroom suites. There are nine further bedrooms, six of which have en suite facilities. Stairs lead up to the tower which houses a bedroom suite with panoramic views of the surrounding countryside in three directions and a spiral staircase leading up to a decked area on the battlements above. A separate staircase towards the back of the house leads to the attic floor which has a further six bedrooms, two of which have en suite facilities.
Hartree House is set in mature parkland extending to about 20.8 acres. The main gardens lie to the west of the house and comprise extensive lawns and a grass tennis court. Beyond the garden lie about 13.9 acres of beautiful parkland and a small lake.
A high stone wall runs along the boundary with the road. Automatic electric gates set in stone gate pillars open to a tarmaced drive which sweeps through the wooded policies and leads to a gravelled area in front of the house.
The drive continues round to the rear of the house where there is a large gravelled parking area and a gate leading to the back drive. There is planning permission for a four bay garage on a site towards the rear of the parking area.
