Situation: Caddonfoot House occupies a wonderful position in the hamlet of Caddonfoot, in the Upper Tweed Valley. This is one of the most beautiful parts of the Borders, with rolling heather hills, farmland and woodlands. Despite the unspoiled nature of the surrounding countryside, the house is accessible to the attractive towns of Galashiels, Innerleithen and Peebles. The nearby village of Clovenfords has a small shop and a pub, there is an excellent primary school in Caddonfoot and Galashiels, 4 miles, has both Tesco and Asda supermarkets, together with excellent local facilities and professional services. St Mary's Preparatory School in Melrose has a good reputation and the private schools of Edinburgh are within reach. Edinburgh is 32 miles to the north and can be reached via the A7. The proposed Waverley Line will connect Galashiels and Edinburgh, making access for the commuter excellent. Both Edinburgh and Newcastle have airports, with an increasing choice of domestic and international flights, while Berwick-on-Tweed has a mainline railway station with direct services to London Kings Cross. The area is renowned for its outdoor activities. The River Tweed is the most prolific salmon river in Scotland and shooting can be arranged on nearby estates. There are golf courses at Torwoodlee, Innerleithen, Peebles and Cardrona. The Peebles Hydro and Cardrona Hotel and Country Club both offer good leisure facilities and Glentress Forest is a fabulous facility for mountain bikers.

Caddonfoot House is a magnificent, imposing, detached, late Victorian property, situated in private grounds in the Upper Tweed Valley. The house, which is thought to date from the 1880's, is a classic example of the architecture of this era. The accommodation is well balanced with fine reception rooms on the ground floor including a drawing room, a family sitting room and a dining room and the period detailing throughout is superb. The property was built for a timber merchant in Leith, and, consequently, the quality of the woodwork craftsmanship is outstanding. Other period features include the original panelling and sanitary ware in the downstairs cloakroom and a magnificent bath in the family bathroom on the first floor and superb plasterwork.

The first floor accommodation is excellent and has been considerably improved by previous owners. The master bedroom suite in particular is wonderful, with a large en suite bathroom with free standing bath and a dressing room. There are two other first floor bedrooms both with en suite facilities. The second floor has a substantial galleried landing, two further bedrooms and a shower room.

Outside

Caddonfoot House is approached from the public road by a sweeping drive which leads to a parking and turning area to the side of the house. The house is set within superb gardens and grounds. Between the house and the gate lodge there is a screening of rhododendron bushes, providing an array of colour in the late spring/early summer. The boundary of the garden is a high stone wall, which has a folly in the south eastern corner, the views from which are quite spectacular. From the house, to the north the land slopes up and the garden is terraced. There are wonderful herbaceous borders with a huge variety of flowering plants and shrubs. The upper garden has a former tennis court. There are a number of mature trees including ash, holly and fruit trees which add enormously to the setting.

Outbuildings

Outside the back hall is a small courtyard containing the boiler room and two log stores. There is a summer house, set into the wall on the east of the garden.

Fixtures and Fittings

Fitted carpets are included in the sale. Decorative light fittings by separate negotiation.
