Description

Main House & annexe
Situated at the edge of the village, The Old Rectory is at the end of a no-through road opposite All Saints Church.
Grade II Listed, the property dates from the early 19th century and was The Rectory until 1952.
Constructed of brick with a slate roof, The Old Rectory retains its original features including large sash windows, shutters, exposed flagstone and quarry tiled floors, window seats, deep skirting boards and cornicing, wide stair case with quarter landings and mahogany banisters as well as a pantry with original meat hooks.
Generous proportions of about 5200 sq ft and flexible accommodation make The Old Rectory an ideal family home or great for country weekend entertaining.
An attractive entrance hall leads to impressive formal entertaining rooms overlooking the croquet lawn and formal garden. A sweeping staircase leads to the extensive bedroom accommodation and original study. The west wing includes a family room, kitchen, utility room and studio all overlooking/opening onto the court yard.
Home to the current owners since 2000, the property has undergone a programme of modernisation and ongoing maintenance inside and out, regardless of expense. Inside, this has included new bathrooms throughout, including refitting the downstairs shower room with marble wall and floor tiles, marble shower and marble double vanity stand. Other work has included wiring, new 4 oven Aga and two woodburning stoves, refurbished sash windows, new carpets, newly fitted dressing room, granite worktops, new hot-water tanks, new heating controls and loft insulation. Outside it has included building extensive leisure facilities and refurbishing the outdoor swimming pool as well as relaying the cobbled courtyard.
Above the loose boxes in the courtyard is the staff/groom's flat, ideal for groom, nanny or house keeper, with a bed/sitting room with exposed timbers and velux windows, bathroom and kitchen.
Grounds & outbuildings
Approached through a 5 bar electric gate to a gravel turning circle, The Old Rectory is surrounded by its own gardens, grounds and paddock grazing. A convenient secondary gate is ideal for heavier vehicles and horse boxes, and offers the possibility of - in' and - out' gates avoiding congestion.
Three/Four-bay open fronted garage backing onto the courtyard.
To the South of the house is a formal garden with croquet lawn, flower beds and further lawns and far reaching views.
The cobbled courtyard includes coach house, loose boxes, WC, tack room and storage rooms.
The courtyard leads to the part walled kitchen garden with fruit cages, raised vegetable beds, chicken runs, orchard and espalier fruit trees.
The heated outdoor swimming pool is very private, part walled with a vine clad decking area for entertaining, and changing room with WC and oil-fired boiler.
The Old Rectory benefits from gym / fitness facilities centred on a newly constructed 18m x 12m building, with D.R. Climbing Walls state of the art 19' high climbing wall and space for leisure / gym equipment.
Extensive equestrian facilities include a newly built 20m x 42m covered riding school; American barn with eight boxes, general barn area/hay store and cattle shed; post and rail paddocks; and outdoor school.
A willow coppice, with over 5,000 trees, was planted three years ago by the current owners with the intention of providing sufficient eco-friendly fuel in the near future for all heating requirements.
In all about 12.7 acres. Additional land may be available by separate negotiation.
