On either side of the house extensive lawn sweeps run down to the river and include a splendid croquet lawn originally laid out as a tennis court. On the other side of the river natural woodland which also belongs to the property provides exclusivity and privacy for the beat. The whole property is shown edged red on the plan annexed to these particulars and extends to a total of about 26 acres including the bed of the river.
OUTBUILDINGS There is outside access to a Cellar and an integral outside w.c. A timber Summer house with its own logia, an excellent timber built fisherman's Bothy with veranda, a brick and slate building divided into an apple store, workshop and fuel store and a timber built range of log and tool stores.
THE FISHING The River Wye is one of the most famous salmon rivers in England and Wales. Rising in the mountains of mid Wales it flows through spectacular border countryside to Chepstow. The Upper Wye below Builth Wells is arguably some of the most beautiful scenery throughout the course of the river and Pwll-Y-Faedda is no exception. The property has about 850 yards of double bank salmon fishing and a further 70 yards of single bank. It is a fascinating piece of water being a series of pools connected by deep gutters which form attractive holding places for salmon and offer good fly water. There are 8 named catches:- Cevin Fiovin, Lower Frwdwen, Cwmgelfer, Pwll-Y-Faedda, Pwll-Y-Faedda Gutters, Isaccson, The Boat Pool and The Bridge Gutters. All can be easily accessed from either bank. Catch records for the last 5 years are shown below. The river also provides excellent Trout and Grayling fishing throughout the season.
