SITUATION
The village of Bantham is situated at the mouth of the River Avon in the beautiful South Hams region of Devon, between Bigbury-on-sea and Thurlestone. This area has an abundance of sheltered estuaries providing anchorages, deep water moorings and marinas, making it ideal for sailing. From your doorstep on the River Avon there are wonderful opportunities for cruising westwards to Newton Ferrers, the Plymouth Sound, Fowey and Falmouth, eastwards to Salcombe, Dartmouth and Torbay and southwards France and the Channel Islands. There are a number of glorious walks in the area along the South West Coastal Path and along the banks of the River Avon. Bantham also offers a magnificent sandy beach, reputed to be one of the best surfing beaches on the south Devon coast. There are numerous golf courses in the area including the spectacular 18 hole golf links at Thurlestone. Bantham has an excellent pub, 'The Sloop', and a village shop. The nearby village of Thurlestone has a thriving Post Office/general store, primary school and a 4-star hotel. Further shopping facilities can be found in Kingsbridge approximately five miles to the north-west. Communications are good with the A38 to the north, at Wrangaton, providing dual carriageway access to the cathedral city and county town of Exeter and links to the M5 motorway. There are Intercity rail services from Plymouth and Totnes to London Paddington. In addition, there are regular internal and international flights from Exeter and Plymouth airports.
DESCRIPTION
Longfield is situated in a most incredible position with breathtaking views over the River Avon to Bantham beach, Burgh Island and out to sea. The property dates back to the 1920's and has been constructed of part stone and part block rendered elevations under a delabole slate roof. The house sits in a central plot surrounded by immaculate landscaped gardens which run down to neighbouring fields and the River Avon. The accommodation is laid out over two floors and has been designed so that each of the principal rooms enjoys the magnificent surroundings. The gardens have been primarily laid to lawn, set over a range of level terraces interspersed with borders filled with a variety of mature trees and shrubs. From the bottom of the garden there is a wooden gate which provides access across neighbouring farmland to the banks of the river where there is the opportunity to keep a boat on a buoyed mooring. The arrangement and measurements of the accommodation as it has been used recently can be seen on the floor plans contained within the brochure, however the accommodation can be briefly described as follows;
