Sanders Barnstaple occupies a glorious setting on the Brendon Hills enjoying particularly fine views to the south over unspoilt countr yside towards and including glimpses of Dartmoor. Whilst enjoying the peaceful seclusion of the countryside the property is by no means isolated being situated just three miles from the increasingly popular village of Wiveliscombe with its range of traditional shops, convenient stores, doctors surgery and well respected school. A little further away is the country town of Wellington which offers good day to day amenities. Wellington School, an independent school with both junior and senior schools, is situated in the town.
The M5 Motorway can also be joined at Junction 26 providing fast and easy access to Exeter, Bristol and London. Taunton, the County Town of Somerset, is some 14 miles south east with an excellent shopping centre with many of the well known high street stores, good recreational facilities and three well respected independent schools, including Kings and Queens Colleges and Taunton School. Richard Huish provides a good Sixth Form College. The countryside surrounding Sanders Barnstaple is first class for walking and riding.
THE PROPERTY
The exact age of Sanders Barnstaple is difficult to determine, but its construction and style may well suggest that it dates back at least three hundred years. The property is offered to the market in good decorative order and has a number of character features. In addition to the main house is a detached stone barn which has planning permission granted for conversion into a two bedroom, two bathroom cottage/granny annexe. The gardens at Sanders Barnstaple provide a perfect setting, being well tended and, in the summer months, shaded by a number of magnificent mature trees.
ACCOMMODATION
From the parking area a flight of stone steps lead down to the front door into the house, where there is a Porch which in turn leads to a Reception Hall. A Cloakroom is found off the hall together with a staircase up to the first floor. The Sitting Room is particularly light, being south facing, has a wooden floor and a fireplace with a Bressummer beam and fitted wood burning stove. A Study/TV Room leads off the Sitting Room. There is an Inner Lobby giving access to the beautifully light Dining/Garden Room which has triple aspect including French doors leading onto the terrace. The Kitchen is well fitted with a range of wall and floor mounted wood fronted furniture centred round a dark blue Aga. There are Four Bedrooms on the first floor, the principal bedroom having En Suite Shower Room and good cupboards. There is also a Family Bathroom.

As previously mentioned, planning permission has been granted to convert this TRADITIONAL STONE BARN into a two bedroom, two bathroom granny annexe.
