SITUATION

From the escarpment above Batcombe the Blackmore Vale stretches as far as the eye can see, a patchwork of fields and woods with no major roads or pylons to spoilt its rural nature. The majority of this part of Dorset is an Area of Outstanding Natural Beauty and thus little has changed since Thomas Hardy immortalised this part of Wessex in his novels over a century ago. That said, the main towns of the area are within easy reach with both Sherborne and Yeovil within about 7 miles and Dorchester about 14 miles to the south, easily accessed along the A37 some 2 miles to the west of the property. Batcombe itself is a small village and the nearest shops are either at Leigh or Chetnole, both about 2 miles away.

Communications to this part of the world have improved markedly in recent years with the upgrading of the A303 (which passes to the north of Sherborne and Yeovil) to dual carriageway most of the way to the M3 and London. To the west the A37 leads from Weymouth to Bristol and the A30 gives access to Honiton, Exeter and beyond. The M5 is also within easy reach, the junction at Taunton being some 40 minutes away. There are mainline railway stations at Yeovil Junction and Sherborne, both on the Exeter to London Waterloo line or Chetnole on the Weymouth to Bristol/Cardiff line. Of particular note is the high speed cross channel ferry which take 2 ½ hours from Poole to Cherbourg. An alternative service from Weymouth goes to St Malo via the Channel Islands.

This area is particularly well noted for its schools with St Antonys' Leweston, Sherborne Boys' and Girls'schools, Bryanston, Canford St Mary's Shaftesbury and Milton Abbey all within easy reach. There are also a good number of excellent preparatory schools in the region.

THE PROPERTY

Lying on the fringe of this beautiful village with scarcely another house in sight, Newlands Cottage has enviable views with beautiful countryside from all angles. The cottage has an abundance of character and wealth of period features remaining and would make a fantastic family home or holiday cottage. Justifiably Listed Grade II of Architectural or Historical Importance, the property incorporates traditional features such as open fireplaces and original exposed beams and as such it represents traditional architecture with all modern conveniences. Of particular note is the superb and recently renovated kitchen with eating area and AGA.

The lasting impression is that of a very special house bursting with character in an idyllic location.

OUTSIDE

The garden is an absolute delight and has been very well nurtured and cleverly designed by the present owner. It comprises a large number of different flower borders, excellent lawn and far reaching views of open countryside. In all about 1 ½ acres.

One of the definite bonuses of this house is the substantial workshop (former joinery shop) with 3-phase electricity and a single and double garage alongside it.

SPORT AND RECREATION

The area is well known for its beauty and a network of bridleways and footpaths crosses the countryside, making it ideal for walking, bicycling and riding. Water sports at Sutton Bingham Reservoir (near Yeovil) or on the south coast (Weymouth is the venue for the 2012 Olympic sailing events). Racing at Wincanton, Salisbury, Bath or Exeter. Golf at various courses including Yeovil, Sherborne and Dorchester. The property lies in the Blackmore and Sparkford Vale Hunt country.

DIRECTIONS

Travelling from on Sherborne on the A352 turn right on entering Long Barton signed to Leigh and Chetnole. Past St Antonys' Leweston school on the right hand side and continue along the road until reaching the T junction at the end. Turn right towards Leigh and at the bottom of the hill before entering the village turn left by a little stone bridge to Batcombe. The property will be found on the right hand side opposite the Batcombe sign. There is a little wooden gate and a gravel path up to the garage. There is an easy place to park in front of the house.
