fine Flemish gables and impressive Tudor style ornate chimneys. The property benefits from an oil fired central heating system and a modern security system.
The Hall is approached over a long driveway which sweeps to an extensive parking and turning courtyard, whilst to the south are delightfully mature and classical English country house gardens.

doors which open out on to a south terrace and the gardens beyond. The service hall provides access to a kitchen and service rooms, which include a breakfast room, snug and garden room, as well as an office and twin cloakrooms.
On the first floor, set off the principal landing are four bedrooms, a bathroom and two washrooms, all of which enjoy fine views, whilst the East Wing provides three further bedrooms and bathroom. The second floor can be accessed by twin staircases, the first

Gardens & Grounds
Reydon Hall stands amidst delightfully mature and well structured gardens and grounds. These include a series of well kept formal lawns interspersed with ornate ponds and colourful shrub, rose and flower beds and borders. There are numerous fine, mature specimen
trees, including oak, horse chestnut and beech, together with further varieties of deciduous trees such as poplar, willow and ash, interspersed with evergreen varieties, providing year round colour. A series of rhododendron bushes are particularly impressive
and there is also a pair of summer houses.
Beyond estate wrought iron fencing is a grassland meadow of about 7 acres, whilst to the east of the house is an area of former kitchen garden, enclosed by red brick walling and which contains a traditional timber barn providing utility storage, together with
a further range of garden stores and south facing traditional greenhouses. There is a further walled ornamental garden linking into the service courtyard, fronting on to which is a range of brick and pantiled stables and further stores, together with the former
coach house, which provides garaging and has the potential for conversion to provide further annexe accommodation if required.
Location
Reydon Hall stands on the edge of the parish, just 2 miles from the delightful coastal town of Southwold, with its thriving high street, numerous pubs and restaurants and its famous sandy beach and rejuvenated pier. The coast line either side of the town is
amongst the most unspoilt in the country, whilst the surrounding countryside of the Suffolk Heritage Coast is designated an Area of Outstanding Natural Beauty and includes such attractions as the nearby Dunwich Forest, Minsmere Birds Reserve, as well as Henham
Park and the Benacre and Covehithe Broads. Reydon is also home to the well known St Felix School, whilst the River Blyth provides access to the sea for those with boating interests.
The A12, which bypasses the neighbouring village of Wangford (about 2 miles), links to the county town of Ipswich (34 miles) to the south, whilst the A145 provides access to the cathedral city of Norwich (via Beccles), which lies about 27 miles to the north
west. Not only does the city provide a full range of shopping and commercial opportunities, its airport serves a growing number of domestic and international routes.
There are further local facilities in Halesworth (7 miles to the west) and Saxmundham (14 miles to the south), which has a popular Waitrose store. Both offer access to branch line rail services running to Ipswich and beyond to London Liverpool Street Station.
