This is a most attractive period village house believed to date from 1766. Not Listed, but situated in a conservation area, the house has immense character, built of attractive chequered brickwork and having many of the character features expected of the period including an impressive brick fireplace, exposed beams in places and pretty sash windows. Renovated extensively by the present owners in the late 1980s, the rooms are well proportioned and ceilings are of a comfortable height. The ground floor provides three good reception rooms together with a well fitted kitchen/breakfast room and a recently added conservatory of some 22' in length. The bedroom accommodation is extremely adaptable providing either 3 bedrooms with dressing room and hobbies room, but if required these latter two rooms could be used to provide 4th and 5th bedrooms. Situated at the very heart of this pretty hamlet, the house has two access points. The main drive leads directly into a partially walled courtyard approach to the south of the house, providing plenty of casual parking and access to the orchard. The second driveway to the north leads to a detached timber garage for secure parking or storage. The pretty cottage style gardens are arranged mainly to the south and east, with secluded sitting areas, orchard and a manageable vegetable garden.

It is very rare that property becomes available at Mill Hamlet, described by Pevsner as "a miniature Bosham". The quay was once a busy port, loading ships bound for France during the Napoleonic wars, but is now a beautifully tranquil nature reserve, famed for its wide variety of water-birds, including whimbrel, greenshank and black-tailed godwits amongst others. The local pub, the Crab and Lobster, has recently been significantly improved, whilst main shopping facilities are available in Chichester (some 5 miles to the north).

An old well head has been sealed with a millstone and planted with lavender and other flowering perennials. A gravelled sitting area is sheltered by an old brick and stone wall to the east and is approached by way of double doors from the conservatory. Mature trees provide a number of attractive focal points and include cherry, copper beech and silver birch. A five-bar gate from the courtyard opens onto an orchard with apple and cherry trees. This is currently fenced off for chickens. Nearby there lies a manageable kitchen garden with four raised vegetable beds and ornamental trelliswork.
