INTEREST

? Set in about 4.5 acres – nestling beneath the downs

? Oak and flagstone flooring, wood panelled rooms, mullion windows

? Stone and brick built outbuildings

SITUATION

Arreton Manor sits at the foot of the downs in a central island location,

surrounded by beautiful countryside and far reaching downland and country

views. Situated on the outskirts of the village, the Manor is ideally placed

for local walks and village amenities including a cycleway that links the

Island. The county town of Newport with its administrative centre and

shopping facilities is three miles distant. Ryde with its passenger links to the

mainland and Ryde School is approximately six and a half miles.

THE PROPERTY

Arreton Manor is listed Grade II* as being of special architectural interest

and historic merit. Principally, of stone construction with mullion windows

and leaded lights under a clay tile roof. Approached via electronic wrought

iron gates and a long tree lined driveway leading to the imposing south

facing elevation. Internally there are some fine period features including oak

floors, carved oak panelling and impressive open fireplaces.

The Manor is a family home full of vitality and interest with an insight into

the past, set in delightful rural surroundings. The present owners have taken

the opportunity to open the Manor to the public whilst incorporating a bed

and breakfast/functions business, and, if desired, there is scope to expand

this with the conversion of the various outbuildings subject to the necessary

consents.

HISTORICAL NOTE

Arreton Manor is chronicled in ‘The Manor Houses of the Isle of Wight’ by

C W R Winter and is also mentioned in the Doomsday Book. It appears that

during the 12th Century the Manor was once farmed by the monks of Quarr

Abbey. After the dissolution of the monasteries it is believed that the

existing house was probably built between 1595 and 1612 and is typical of

late Elizabethan/early Jacobean architecture. From the early 1600’s to the

early 20th Century the house remained in the ownership of three families,

namely the Culpepers (from which the master bedroom takes its name),

Fairfaxes and Martins.

THE ACCOMMODATION

utility room, family room, garden room, undercroft & cellar, first floor

and brick, the building has been refurbished and is currently used as a music

studio but could be suitable for holiday accommodation subject to the

To the south west of the house is the Stable Block, now accommodating the

Gift Shop, built mostly of stone under a slate roof with an overall external

ground floor of about 2000 sq. ft. This building could also be suitable for

conversion subject to the necessary consents. There is also a workshop and

machinery shed.

Set in about 4.5 acres of grounds, landscaped into delightful enclosures

including lawns, rose garden with old fashioned perfumed varieties,

herbaceous and woodland areas. The north easterly terrace features an

intricate knot garden, miniature maize and two large ornamental ponds

screened by a low Yew hedge. Steps lead up to a gravelled plateau and

seating area where one can enjoy magnificent views over the surrounding

Downs and countryside to the Culver monument in the distance. Behind the

wall, screened by hedging, is a large gravelled parking area. Meandering

through the gardens are gravelled pathways, stone walls, pergolas and a

wealth of trees and shrubs, all combining to provide an extremely attractive

and secluded setting.
