SETTING THE STAGE When they first saw Shelton House they realised it offered everything they were looking for - a fantastic location and plenty of space for the children to play

GUIDE; £825,000 - £850,000
Spacious and bright, this charming detached family home is situated in a wonderful rural setting amid 5.5 acres (STMS) of grounds that include three paddocks with timber stable and two loose boxes. Inside, there are four/five bedrooms, a drawing room, sitting room, dining room and study/bedroom five. There is also a double garage.
The Story
Set in 5.5 acres of land, and with paddocks and stables, the house was also close to a forest, where they could walk whenever they chose.
Since moving in seven years ago, however, the property has proved superb for entertaining, as well as for family life.
And on one very special occasion, there was more than a touch of drama to the festivities.
On my 50th birthday a small version of Les Miserables was performed on the terrace, said the owner. We had 150 people here watching it.
It was a fantastic party - there were so many people it was like a mini Glastonbury.
STYLE AND SPACE
Space - both inside and out - was essential to the owners. They had been living in a farmhouse in Scotland, where the children could run around and explore to their heart's delight: This offered that as well, she said.
After moving in, they did completely renovate the house, however, bringing in their own style and making it perfect for their own way of life.
We have put in new windows and double doors on to the garden. The bathrooms have been refitted and the whole house has been redecorated, she said.
We have painted in Farrow & Ball, which works well with our eclectic mixture of modern and antique furniture.
SUNSHINE YELLOW
Light floods into rooms and the layout is perfect for hosting parties, as well as for day-to-day living.
It is a very, very sunny house. We have a lot of windows that are south-facing. I have also used a lot of yellow, which keeps rooms feeling bright, she explained.
I wanted the house to flow freely as well, so we have taken some of the doors away.
With plenty of reception space, members of the family have always been able to find a quiet room away from the general hustle and bustle.
I wanted the children to have their own sitting room, she said. My husband and I have our drawing room at the end of the house. That has worked out very well.
PARTIES BY THE POOL
The house has proved ideal for entertaining inside as well as out. Reception rooms have provided the setting for large family Christmases and the dining room has been perfect for intimate dinner parties.
When the weather is warm it is great to be able to move out on to the terrace and into the garden, she said. The terrace is fantastic for entertaining - we have lots of barbecues out there. We also have decking that runs up to the pool.
It is really lovely out there. It is all south-facing and so is very sunny.
IN THE SADDLE
Shelton House is a very versatile home, she suggested. With such wonderful outdoor as well as indoor space, it could suit people with a range of requirements.
If anyone wants to keep horses or other animals, it would be ideal. Everything they need is here, she said. This is a great place for having lots of people in or for just sitting outside into the evening, enjoying the sunshine.
And she added: We have all loved it here.
Accommodation
Ground Floor
This house exudes an immediate sense of space, both inside and out with light accommodation that is enhanced by soft neutral colours. You note the cloakroom and both the stylish dining room and sitting room have brick fireplaces housing wood-burning stoves that heighten their warm and cosy appeal. French doors lead from both the sitting room and study/bedroom five, filling the rooms with warmth and natural light and leading directly onto the terrace with lovely garden views. The drawing room provides a restful place to read a book, being fitted with a range of book shelves, while the kitchen/breakfast room has an excellent range of cabinets with eye-catching mosaic tiling to the splash backs, as well as an integrated Range Master double oven with five-ring electric hob and extractor fan over, integrated fridge freezer and dishwasher. This room also has access to the decked area and rear garden and there are spaces for further white goods as well as a second cloakroom.
First Floor
Rising to the bright first floor landing you note the cupboards before continuing through to the bedrooms. The master suite overlooks the rear garden and the contemporary en-suite includes a free-standing bath, large fully tiled shower cubicle, WC and twin-mounted wash basins. There are three further charming bedrooms and a family bathroom with a double ended bath with shower attachment, WC and pedestal wash basin.
Setting the Scene
With so much outdoor space, the owners have been able to enjoy their formal garden areas, as well as the great expanses of paddock, which could be perfect for equestrian use with a timber stable and two loose boxes.
The house opens up beautifully on to the terrace, where a dining table and chairs are often used when the weather is warm. To the side is a decked area surrounding an 'above ground' heated pool with a pump room.
Stretches of lawn are marvellous for the setting up of marquees and there is plenty of parking for parties.
With lots of leafy trees, there is also lots of shade, when needed, and the garden features a number of fruit trees, as well as a vine.
Within Easy Reach
Shelton House is within three miles of the picturesque, tree-lined village of Burwash and within 8 miles of bustling Heathfield, where there is a good range of shops and a bi-weekly farmers market on Tuesdays and Saturdays.
Leisure facilities within the area include sailing on the coast at Eastbourne and Brighton Marina and in-land water sports and fishing at Bewl Water Reservoir. Local golf courses include Dale Hill in Ticehurst and at Lamberhurst. There are many highly regarded primary and secondary schools including private schools Bricklehurst Manor at Stonegate, Vine Hall in Robertsbridge, Etchingham and Hurst Green Primary Schools and Robertsbridge Community College, as well as Grammar Schools in Tunbridge Wells and Tonbridge.
Etchingham train station is just a 10-minute walk down the hill from Shelton House. From here, trains taking about 50 minutes to London and others, taking about 10 minutes, head to Tunbridge Wells. More comprehensive shopping facilities, theatres and cinemas can be found in the spa town of Tunbridge Wells, 17 miles away and the family often make the easy journey to the coast from here, choosing to visit either Hastings or Camber Sands.
It is great to be somewhere, which is so commutable to London yet is in the middle of lots of lovely areas, she said.
The A21 at Hurst Green gives access to the national motorway network, while Gatwick airport is 29 miles, Heathrow airport is 64 miles and the ferry port to the continent at Dover is approximately 60 miles away.

After half a mile bear right into Burgh Hill where the property will be found after a short distance on your left hand side.
