This spacious home offers six bedrooms (four en-suite) and a large beautifully fitted kitchen.  This property is an ideal home for a growing family, and has great potential for Bed and Breakfast accommodation.  We strongly recommend viewing to appreciate this very individual home.

This imposing six bedroom property is situated in the heart of the village, yet enjoys an open aspect from its elevated site, looking out towards Bonawe and Ben Cruachan.

Taynuilt is a community which combines the appeal of a traditional village with excellent facilities, all of which are within easy walking distance of the property.  The primary school is highly regarded.  Secondary pupils travel toOban High School on a free bus service.  The main village street has a grocer, butcher, sub Post Office, hairdressers and antique shop.  There is also a modern doctor’s surgery, Police Station, two churches, long-established hotel and a pleasant café.  Other facilities include a sports field with all-weather pitch and a nine-hole golf course.  The recently refurbished village hall is the venue for all kinds of social activities such as amateur dramatics and ceilidhs.  A first-class large ballet school is situated close to the village.

Taynuilt Railway Station, accessed from the main street, is on the Glasgow-Oban line.  The village is also served by the Citylink bus service connecting villages from Glasgow to Oban.

The beautiful and historic seaport of Oban provides all necessary facilities.  The town is the main Caledonian MacBrayne ferry port, with services to many of the Hebridean islands.  There are two cathedrals as well as other churches.  The town boasts a traditional cinema, bowling alley, many restaurants, cafes, and interesting shops.  The ‘Corran Halls’ is a venue for a variety of shows and performances, from visiting orchestras to pantomime. There is a large leisure centre with swimming pool, climbing wall, fitness studios etc, as well as many clubs to provide a great range of sport opportunities.  There are three major supermarkets in the town as well as many useful high street stores such as Argos, Boots, and a Homebase is due to open soon.

The magnificent surrounding countryside is rich in native wildlife and offers many wonderful walking and mountaineering opportunities, as well as game fishing and sailing.  Nearby are Glen Nant nature reserve and Inverawe country park.  There are many fascinating historical sites to visit.

This impressive family residence is a timber construction using traditional building methods, and not the ‘timber kit’ that is often to be found in modern homes. The build has been supervised by a local architect and received full certification on completion.

This home has been finished to a very high specification, with high ceilings and hardwood flooring throughout.  There are six bedrooms of which four are en-suite. Leading from a spacious and beautifully fitted kitchen with a range cooker and double white ceramic sink is a good-sized utility room, with plumbing for a washing machine and space for a tumble dryer.

A particular feature of the design of this property is the large window overlooking the staircase, allowing light to flood onto the hallway, stairs and landing.   On the first floor there is a spacious open area with a large Velux window giving natural light to the upper corridor.  This area could be used as a study/ library.  There is plentiful storage built into the design, with an attractive corner pantry in the kitchen, two built-in cupboards on the ground floor and a further cupboard on the first floor.  Each bedroom has built-in wardrobes.

There is cabling for satellite television throughout the main reception and bedroom accommodation.  Telephone points are also included in each of the reception rooms.

The property would be ideal for a growing family, particularly with the central village location.  Alternatively it could be utilised for a Bed and Breakfast with three ground floor reception rooms offering possibilities for guest living as well as sleeping accommodation.
