BALANCE AND SYMMETRY.......Georgian houses are well known for their proportions and this one is no exception....from the detached ELEGANCE and PERIOD FEATURES to the MODERN AMENITIES you cannot fail to be impressed.

Description
Georgian houses are well known for their style and proportions and Wistaria House is no exception. Imagine the sort of house a child would draw with the front door in the middle and windows either side and you have it here! The elegant exterior conceals well proportioned rooms which are ideally placed for a family looking for lots of living space, or which could be adapted to also provide ancillary annexe accommodation on the ground floor at the rear. The site itself dates from the 1790's and the present owners have lived here since 1978, since when they have refurbished and adapted there property into the comfortable family house you see today, with accommodation of around 3,000sq ft. Period features abound with original stripped doors, a beautiful staircase, high coved ceiling and fireplaces. These combine with modern amenities including double glazed sash windows and gas central heating. The ground floor includes 2 good sized reception rooms, plus a fitted kitchen/breakfast room, utility room, study and downstairs bathroom. Upstairs there are five bedrooms, a bathroom and cloakroom. The ground floor study, utility room, rear hall and bathroom could easily be used as a self contained annexe if required. Outside the gardens are mature and well planted, private and secluded and with plenty of parkig space, a garage and stone built workshop.

The setting is most attractive being in the heart of the village, you can walk to local facilities including the Langford Inn – well known for its food and local shops including a 24 hour supermarket and filling station.

Our vendor says... I have loved living at Wistaria House; the spot is so convenient, private but not isolated. I have lived here very happily since 1978 and I am only moving because I have built a house next door which is smaller than Wistaria!

We have noticed... This family home has it all – tons of space, lots of character and room for an annexe. The schools in the area are well regarded and sought after and the 24 hour supermarket just up the road is a huge bonus.

Situation
The highly favoured and convenient village of Langford is nestled in the beautiful North Somerset Countryside. Local facilities include the supermarket and filling station a short distance away and the village itself has a popular public house. However, a more comprehensive range of facilities is available at the close-by village of Wrington. There is a primary school at nearby Churchill (www.churchill-pri.n-somerset.sch.uk) and secondary schooling at nearby Churchill Community Foundation School and Sixth Form Centre (www.churchill.n-somerset.sch.uk), together with its modern sports complex. The area around is renowned for its beauty and offers a range of country pursuits including sailing, fishing, dry skiing and sports facilities and for those interested in horse-riding a wide range of equestrian pursuits are available. Langford is within commuting distance of the City of Bristol and the seaside town of Weston-super-Mare and there is access to the motorway network at Clevedon (junction 20) and St. Georges (junction 21). There is an international airport at Lulsgate and access to a mainline railway station at Yatton.
