Primrose Barn is a charming example of a former traditional clay lump Threshing Barn set in the beautiful conservation area of Old Buckenham.  Nestling within a hamlet of similar properties and sitting in its own 1.5 acre (SSTS) plot.  This is a conversion of high quality, retaining many of the original features and offering spectacular views over the open countryside.

Accommodation

The accommodation includes 4 bedrooms, 2 of which are ensuite, a spacious family bathroom with double shower enclosure.  With it's vaulted ceiling, the open plan kitchen and living room are to the first floor, accessed by a stunning ash staircase.  This room is located on the upper floor to absorb the far reaching views.  The kitchen has the benefit of solid oak cabinets, granite work surfaces and a butler sink with ceramic floor tiles.  The living area enjoys a triple aspect with oak floor, wood burner and feature wall of original red brick.  The property also offers a useful utility room, cloakroom and a study area that opens onto the rear courtyard.  Within the plot, there is a double cart bay with adjoining stable, lawned areas and post and rail paddock.

The Barn

Primrose Barn is a traditional clay lump Threshing Barn under a pitched pantile roof with a part brick and flint walled clay lump extension.   The recent conversion has been carried out sympathetically and offers a design both traditional and contemporary.  The open plan living room and kitchen have been arranged on the top floor to take advantage of the stunning south facing views over open countryside.

Approach

Primrose Barn is accessed via a shingle driveway leading to a turning area and a double cart bay with attached stable, which has access to a large paddock to the east of the barn.

Outside

To the rear of the barn is a stunning south facing, paved and shingled seating area, ideal for outdoor entertaining.   A feature raised, red brick, circular flower bed currently planted with herbs creating an ideal kitchen garden is centred on the patio area.  There are lawned areas to both the east and west of the property with a paddock also on the east side.  The paddock and rear garden are enclosed with post and rail fencing, whilst to the west side of the barn there is a fence offering a good degree of privacy.  The plot extends to 1.5 acres (sts).
