Accommodation

Shillings Barn is a traditional timber framed former threshing barn with some brick additions under a pitched pantile roof.  The detached barn was converted by the current owners in 2006/07 to create a magnificent and spacious family home, whilst retaining many of the characteristics which make every barn so unique, the attention to detail is exemplary.

The barn is approached by a shingle driveway dividing the impressive lawned area and leads up to the glass fronted entrance hall.  Once inside the Barn it is possible to feel the quality and the excellent blend of contemporary and traditional styles of construction, on the one hand the stainless steel appliances and Corian worktops and on the other timber trusses.

Ground Floor       The ceramic floor tiled kitchen incorporates cream fronted shaker style doors surrounded by state of the art appliances from integrated coffee makers to flexible hosed kitchen taps.  An island unit provides more under worktop storage as well as a breakfast bar.  The area gives an incredible feeling of both light and space, and beyond that there is room in the breakfast area for a large table and chairs with views from here over the western and eastern countryside.  There is a pair of oak patio doors leading out to the shingle partially enclosed courtyard.  At the end of this 16 metre room is the engine room of the barn in the form of the sizeable utility area, housing necessary appliances and heating systems such as the underfloor heating which is throughout.  Adjacent to this is the slate effect floored family bathroom providing a walk-in shower and large bath and its highly contemporary chrome fittings.

The kitchen gives access to the distressed oak floored dining area and to the main corridor, which is partly flanked by the original red brick plinth and oak framed wall.  Walking down the tiled floored passageway the study on the right boasts flexibility to be bedroom 7 or kept as a ‘future proofed’ office environment.  The hallway opens up into an outstanding space, to the south there is a striking glazed section creating a conservatory feel whilst to the north past the stunning oak staircase is a further summer dining area within the original oak framed porch, the entrance to which has been imaginatively glazed and provides access to the courtyard patio and lawn.  Moving eastwards further down the corridor are the main oak floored bedroom areas, 5 in total, currently one bedroom is being used as a games/children’s area, whilst the others are all sizeable rooms, all with ample storage space, and 1 having a modern ensuite bathroom.

Upstairs      There are two oak staircases, one leading from the stunning and oak timbered dining room, but the main approach is via the staircase within the central original threshing floor area.  The LED illuminated oak treads lead directly to the heavily timbered and vaulted ceiling gallery area with far reaching unspoilt rural views to the north.  The lighting in Shillings is exceptional and the central ‘Scone chandelier with Schwarzkoff crystals’ fitting is a fine example.  It can be seen from most positions of the barn and compliments the oak and elm beams that surround it.  The gallery leads to the oak floored sitting room, which boasts a beautiful example of exposed roof joists, purlins, braces and principal rafters all set off with eaves tie beams and additional metal stays.  This room houses a centrally located ‘firebelly’ woodburner and provides for relaxation whether from the countryside views or through audio visual activities.  The main principal bedroom is accessed from either side of the gallery and its sheer size is overwhelming.  The continuing theme of exposed beams and oak floors is maintained, while in opposing corners of the room there is a phenomenal ensuite providing not only a walk in shower but also a contemporary high sided bath all enhanced by some striking mosaic tiling.  In the other corner is a vast walk in dressing room.

The floor area totals approx 5530 square ft.

Outside       The barn sits in approx. 1.2 acres (sts), which is mainly laid to lawn, whilst the gravel driveway turns from a large turning area at the front of the barn to a shingled footpath that surrounds the perimeter of the Barn.  Within the south side of the barn there is an area for summer entertaining and activities complete with some reclaimed sleeper walled flowerbeds.  Full planning permission has been obtained, for a 3 bay traditional cart lodge garage, with loft storage above (drawings available).   At the front of the barn a semi enclosed courtyard area flanked by an original brick and flint wall and provides for further entertaining space and is partially decorated with flowering shrubs and plants in pots.
