The attention to detail in the conversion is staggering as traditional materials have been used in the conversion, whilst utilising the contemporary look particularly in the barthrooms and ensuites.

LimeTree Barn, Forncett

The Barn
Lime Tree Barn is a traditional clay lump barn built on a dwarf wall of Norfolk red brick under a pan tile roof.  The grade 11 listed Barn which forms part of a development of three, attached to one on the Northern boundary is a classic example of a Threshing Barn.  With one bay either side of the threshing floor.  The sympathetic and uniquely designed conversion creates great space and a versatile family home, whilst retaining many of the characteristics and features that make a barn so unique.

The Approach
Approached via a shared gravel access road with grounds and open farmland to the Eastern side.  A pair of tall wooden gates lead into a private walled courtyard with lawn area double redbrick cart lodge and garage together with parking for several vehicles.  Two wide terracotta steps lead up to the recessed glazed main entrance which leads directly into the dining room.

Accommodation

Immediately on entering, you are welcomed by an impressive sense of both light and space with the double height windows and vaulted ceiling, heavily timbered all set off with an oak floor. The flexibility of the barn accommodation boasts great potential to any purchaser. It could be said that there are 2 sitting rooms, one for children one for adults. However which is which, the upstairs sitting room has the most divine aspect and views over the rolling countryside all enhanced internally with the beautifully restored oak eaves tie beam and vaulted ceilings with exposed timbers.  The hand crafted oak staircase between the dining room and upstairs sitting room winds either to the sitting room or up to the vast master bedroom and its ensuite.  Through the first floor sitting room on the Southern side you step down into a study.

Back on the ground floor leading from the dining room you pass through an inner hall with a useful storage cupboard housing the underfloor heating controls.  Cloakroom with low level WC and wash basin, slate floor covering.  The inner hall leads on to a natural slate floored kitchen.  More natural materials have been used here as well as the floor, oak worktops and exposed red brick piers.  The most outstanding and ornate oak screen creates such a feel of space and airiness within this room and provides access to the brick paved south facing courtyard garden – an ideal external entertaining area. From the Kitchen there is a hallway that leads to the rest of the ground floor accommodation comprising of 3 bedrooms, which 2 have ensuite shower rooms. The other bedroom has the benefit of using the enormous family bathroom, which is dominated by the most amazing of massaging shower cubicles, a roll top bath and gorgeous reclaimed vanity unit. The engine room of the Barn can be found in the utility room containing the oil fired boiler and all the hot water requirements and spaces for ‘white’ appliances.

Outside
The barn sits on approximately 1 acre subject to survey and is surrounded mainly by farmland with outstanding views to the Eastern and Southern aspects.  The garden itself is split into two main areas one is positioned the other side of the shared access into the properties and provides an area ideal for either horses or sporting activities.  The remaining garden in the front is set mostly to lawn with a gravel driveway providing turning area and parking.  To the rear or Southern side is a block paved patio area all enclosed with in brick and render walls.
