Leafy Coulsdon is in the London Borough of Croydon, and is home to predominantly families and retired people, many of whom have moved from the suburbs, or from south London seeking a better quality of life in an area with a low crime rate and good transport links. There is a good mixture of property for sale in Coulsdon, much of which can be found in tree-lined roads edged with grass verges. There are a lot of larger family sized houses built in the 1920s and 1930s, interspersed with some new houses. There are also a number of period cottages and old farmhouses in Old Coulsdon. The most sought after properties can be found in the roads off Smitham Downs Road, where there are large detached houses, and in the cul-de-sacs west of Woodcote Grove, where there are substantial late Edwardian homes.

Happy Valley alone covers some 250 acres. For leisure facilities there is a health club between Coulsdon and Purley, a number of golf courses and a snooker hall. Other amenities in the area include a library, a few restaurants, a small Waitrose, a post office, banks and a selection of local shops which fulfil everyday requirements. For more comprehensive shopping, local residents either visit nearby Croydon, or drive to Bluewater Shopping Centre.

The town centre is served by two main line railway stations: Coulsdon South and Smitham Station, which operate frequent services into London Bridge, Victoria and Charing Cross, as well as Tattenham Corner, Gatwick Airport and Brighton. Coulsdon has six bus routes running into the town centre going to/from Caterham, Croydon, Purley, Wallington and Old Coulsdon. By road the M23/M25 network is approximately four miles by car, providing easy access to Gatwick Airport and Brighton.
