Recent research conducted by Savills Research suggests that areas immediately surrounding the top 25% of secondary schools carry an average house price premium of 13% over the county average. Conversely, the value of houses in proximity to the lowest-performing 25% of schools average 90% of the county level average.
However, educational house price premiums are not achieved on all types of properties. Premiums tend to begin for three bedroom homes sought by middle income families and continue thereafter and typical where the school run is less than 30 minutes.
The survey suggests that increasingly, homeowners are prepared to stretch their finances to access areas of high educational performance, with higher house price to household income ratios evident in the best performing areas.
