The property is located in the commune of Penna San Giovanni in the province of Macerata surrounded by farmland and woods and about 35 kms from
the sea. The present owners have carried out the restoration work
and the house is in good
condition.
On the ground floor is a hallway leading in from the front door, a laundry room, cloakroom, a large well appointed kitchen with room for family
dining, and a formal dining room separated from the sitting room by a wide archway. The sitting room has an open fireplace.
Stone walls have been left visible, there is terracotta floor tiling and the ceiling in the kitchen has traditional beams and pianelle,
whereas the dining and sitting rooms have vaulted ceilings. From the kitchen one walks out onto a large covered portico, ideal for summer outdoor eating with very attractive stone arches set on brick pillars.
On the 1st floor are three
double bedrooms, all with en suite bathrooms, as well as a spacious sitting room-cum-library. From here French doors lead out onto a large raised terrace from where the view over the surrounding countryside may be enjoyed.
On the second floor or the loft area is a large master bedroom with an adjoining bathroom, both with attractive roof beams overhead.
There is useful storage space under the eaves. All the windows in the house are double glazed and there is gas fired central heating throughout. Overall this is a very pleasant and very functional family home, which has been successfully
used for holiday lettings.
Outbuildings, grounds and services
The house is
set in a garden of about 5000 sq. metres, with extensive lawns and mature trees providing shade. Cypress trees have been planted around the perimeter of the plot. An outhouse provides storage space for garden equipment.
Mains water and electricity are laid on, LPG gas for heating and cooking is stored in an underground tank. The large swimming pool is surrounded
by paved terraces.
There are several restaurants in the neighbourhood, Penna San Giovanni
the local market town with shops and all amenities, is a short drive away and Ancona airport with direct flights to Milan and London, can be reached in about 1 hour
