rebuilt Umbrian farmhouse near Todi
This imposing and spacious stone built farmhouse, completed in 2003,
stands on a hillside east of the Tiber valley and enjoys sweeping views towards Todi and
across the Umbrian countryside and mountains. It has 3
floors as well as a large portico which is perfect for summertime outdoor living.
At the upper ground level
is the 80 sq.m. arched portico and the front door to the owners’ apartment where the accommodation includes
a large sitting room with an open fireplace,
dining room, kitchen, 2 storerooms, 3 bedrooms all with en suite bath or shower rooms. From the sitting room a stairway leads up the
mansard area, which is an open space divided into a
relaxing area, study/library, bedroom and enclosed bathroom. With the addition of a kitchen corner this attractive area could become an independent apartment for a family member.
At the lower ground level, and accessed both from the garden and by an internal staircase from the apartment above ( a security door at the bottom
of this staircase means that the 2 apartments can be separated or linked as circumstances require), is the second apartment which comprises: 2 sitting rooms, one with a fireplace, a large kitchen/dining area, 2 bedrooms, 1 full bathroom and 1 cloakroom , and
a storeroom /laundry area.
Grounds and other features
The house is approached by a tarmac
road and set in a 5000 sq.m. fully fenced plot (about 1,25 acres) . A smooth gravel drive way leads from the security gates down to the house. There is a 13m.x 6 m. swimming pool with adjacent technical room. The garden is well laid out
and planted with a variety of Mediterranean trees and shrubs. There is mains water for the house and a private well for garden irrigation and the swimming pool. The house is about 1 km from the village of San Terenziano which has all basic amenities, and is
about 15 minutes by car from the well known historic town of Todi. Rome is
about 120 kms away and easily accessible by motorway and train. The nearest airport is Perugia with direct connections to London and Milan.
