This traditional stone built Tuscan farmhouse has been restored and tastefully decorated and furnished to provide
a large family home on the hills between Cortona and Mercatale in the Niccone valley. Two detached guest annexes also make it suitable for running a holiday rentals business. The main house is on 2 floors, and at the up hill end a courtyard with an interesting
stone water trough gives access to
a large sitting room paved with flagstones
on the first or upper floor. This room has a large stone fireplace beside which French doors lead onto an attractive pergola covered terrace. A corridor runs from the sitting room along the length of the house and giving off it
are 2 double bedrooms which share a bathroom and then a landing area and a 3rd double bedroom with en suite bathroom. Stairs lead down from the landing to the ground floor. Here the accommodation consists of

of Tuscany and Umbria. The landscaping of the garden around the house gives splendid views past the large infinity pool and down the length of the Niccone valley. From the crest of the hill on the upper boundary of the land
there are panoramic views towards Lake Trasimeno and the Val di Chiana. In the grounds close to the house is a 3rd annexe , built into the hillside , and used as a cool wine cellar and storage space for garden equipment. Mains electricity
is connected, water supply is from a private well. LPG gas provides energy for the central heating and domestic cooking. The property is approached by about 1 km of white or unmade road, and an imposing wrought iron gateway guarantees privacy.
