A unique and fascinating property in the hills where Tuscany, Umbria and the Marche meet.
L’Abbazia (The Abbey) is a large historic church and buildings in a location with panoramic views over the Appenines, close to the point where
the borders of Le Marche, Tuscany and Umbria meet. The church itself has a floor area of about 300 sq. metres, but its great height would allow for a mezzanine floor to be installed to provide substantial further living space. The apse at the outer end of
the church requires structural consolidation. The remaining 700 sq.metres of buildings attached to the church have been fully restored to a high standard, in a manner which both respects the building’s historical origins and provides a maximum level of modern
comfort. This area can be treated as a single home for family parties, but also falls naturally into 3 independent areas or suites offering accommodation as follows.
Suite 1 is at the lower level in what
were the stables and consists of a kitchen, a sitting cum dining room opening onto a private terrace for outdoor eating, a library and music room, a bathroom with a large shower, and a master bedroom overlooking the garden and gazebo. It is effectively an
independent apartment.
Suite 2 is reached by steps from the main
terrace and consists of a sitting room, a double bedroom and bathroom.

At ground floor level is the very large terrace which is one of the most attractive features of this property, offering ample space for outdoor

The property is set in 2 hectares of mainly wooded land with several independent gardens (olives, roses) and enjoys panoramic views over the Appenine
mountains. The gardens immediately surrounding the buildings are gated and fenced. The nearest village with shops and other amenities is just 5 kms away. The delightful
renaissance town of Urbino is 30 minutes drive away, and both Ancona and Perugia airports can be reached within 1 hour 20 minutes. Mains electricity is connected, LPG gas fires the central heating system for the whole property,
and ample water is supplied from a deep well, backed up by 3 underground cisterns which collect rain water for the swimming pool. There is a satellite connection for TV and internet broadband.
