A very well restored Umbrian country house near Todi
This excellently restored country house with a characteristic tower stands on the hills to the east of the River Tiber looking across at the famous
town of Todi and enjoys sweeping views over the surrounding countryside. It is on 3 floors and is entered from the uphill side via a typically Umbrian external stairway.
On what is thus the 2rd floor, one enters directly into a large family room with an open fireplace. Also on this upper level are 3
double bedrooms, all with en suite bathrooms, as well as a small office space with telephone and computer connections.
The main internal staircase leads down to the 1st floor where an attractive feature is an arched balcony overlooking the dining room
on the ground floor. The large sitting room (10m. x 5m.)
with its open fireplace takes up much of this floor, where we also find the 4th bedroom, with en suite bathroom, and a guest cloakroom. Stairs with an attractive wooden banister lead down to the ground floor and into the dining room, which has seating
space for up to 14 people. In this room is a fascinating
wood-burning stove covered with porcelain tiles , which is both decorative and functional. Next to the dining room is the large fitted kitchen with a central island , all very attractively decorated with hand-painted tiles. The kitchen has 2 electric ovens,
a traditional bread oven and a barbecue grill. There is room for up to 6 people to take breakfast in the kitchen. Beyond are a
pantry and laundry room. Both the kitchen and the dining room have direct access onto a very large (160 sq.m.) portico , which provides ample shaded space for outdoor living and eating in summertime.
Grounds and other features
The house is approached by a private driveway and set in about 1 hectare of landscaped and mature gardens, with
cypresses, olives and decorative shrubs including many roses. In the boiler room next to the garage a pellet burning stove provides economical energy for the central heating system which is installed throughout the house. This is backed
up by an LPG gas system which also provides fuel for the kitchen gas rings. The swimming pool, measures 12m. x 5m. and is attractively tiled. Mains water and electricity are connected. A small village nearby has a general store and coffee bar, and supermarkets
and all other amenities are to be found in and around the historic town of Todi, which can be reached in
10 minutes by car.
Rome is
about 120 kms away and easily accessible by motorway and train. The nearest airport is Perugia with direct connections to London and Milan.
