19th century Tuscan Villa for development
in the heart of the Chianti country
This substantial property, which is located along the road leading from Florence to Strada and Gaiole in Chianti, consists of 2 main buildings, and a number of
smaller agricultural annexes. The first is a typical Tuscan villa of about 465 sq.metres on 2 floors with frescoed ceilings and other attractive features, and built in 1860, the year of the unification of Italy. The second, which is attached to one end of
the rectangular villa, is a farmhouse of 125 sq.m., most of which is in need of restoration. The rural annexes total
about 410 sq.m. and are grouped close to the farmhouse. With the appropriate planning permission, some or all buildings could be converted into further living accommodation.
In the villa there are a total of 18 rooms, all well-proportioned with high ceilings, and large windows which allow light to flood in. Several rooms have their
original frescoed ceilings, and fireplaces with marble or terracotta mantels. On the ground floor of the main villa are an entrance hall, a large library, a dining room , sitting room, storeroom and kitchen. On the first floor are 5 bedrooms, a maid’s room,
an upstairs living room and 2 bathrooms. The villa is comfortably inhabitable
but it would benefit from a complete refurbishment.
The farmhouse or casa colonica has been partially restored to provide a 3 bedroom apartment on the first floor, but needs
restoration to realise its full potential. Taken together with the annexes for conversion( a hayloft, caretaker’s house, carriage house and stable, cantina and limonaia) it would provide further bedrooms and living areas, thus making
the property an interesting proposition for development either as a boutique hotel or as holiday rental apartments, possibly leaving the main villa for the owners’ use.
Grounds, outbuildings and services
In front of the Villa is a formal
Italianate garden, and to the rear a splendid avenue of cypresses leads down to a belvedere from where splendid views over the surrounding Chianti vineyards and rolling hills may be enjoyed. The property is set in a total of about 14 hectares of land,
including a vineyard of 1,8 hectares, with San Giovese, Cannaiola and Malvasia vines, and over 1000 productive olive trees, some over 400 years old. The villa is just 20 minutes from Florence by bus or car and both Florence and Pisa airports are within easy
reach.
