La Stefanesca is located in a small village on the hills between Spoleto and Trevi and enjoys beautiful views over the Clitunno valley. Originating
as a 15th century watch tower, the present structure was mainly built in the 18th century as the home of Monsignor Filipo Campilli. The house is on 4 floors, with a total surface area of about 1000 sq.m. and
the following accommodation:
At ground floor level are a portico, a large billiard room, boiler room and wine cellar.
The 1st floor is accessed externally by a double stairway, leading into to a large entrance hall. To one side is a cloakroom and the lift and
staircase which serve the 2 higher floors. An extension of the hall leads into the living area, with sitting room, a large dining room and kitchen.
On the 2nd floor are: a large sitting room, a study, the master bedroom with dressing room and en suite bathroom,
2 other double bedrooms, one with en suite,
and a 3rd bathroom.
On the 3rd floor are
2 double bedrooms with en suite bathrooms, 3 other double bedrooms, a 3rd bathroom, a laundry room, a large sitting room and a delightful study with fireplace and a
wooden beamed ceiling in the tower at the very top of the house.
There is oil fired central heating.
Outbuildings, grounds and other features
The property is entered through an imposing gateway , with the façade of the villa in full view across a formal lawn with low clipped box hedges.
To the left a secondary driveway leads up and round to the rear of the property where there is ample car parking. To the right are a series of outbuildings in good structural condition, with a total surface area of 800 sq.m. Some of these buildings could be
converted into further living accommodation.
Behind the house is a pergola covered terrace for outdoor eating and
a swimming pool. Beyond are 7 hectares of land, including a large productive olive grove and woods.
Mains water and electricity are connected, and there are private wells for irrigation.
Rome is
about 130 kms away and easily accessible by motorway and train. The nearest airport is Perugia with direct connections to London.
