A creatively restored Umbrian country estate.
This large property consists of the main stone-built villa, originally a farmhouse, and 3 independent guest houses. All these buildings have been
restored and fitted out to a very high quality level. The location is on a hillside surrounded by woods and vineyards,
within 10 minutes of the motorway exit at Orvieto.
The main villa is on 3 floors. On the ground floor is a very large sitting room with an oak beam ceiling, open fireplace and French doors leading
into the garden, a fully fitted kitchen, a dining room also with a fireplace, a guest cloakroom, a small storage room and an open staircase leading to the first floor.
At this level there is an entrance from the garden at the rear leading into the wood-panelled landing at the far end of which unusual and hand
made stained glass sliding doors lead into the bedroom area. Here there is the master bedroom suite with an adjoining dressing room with fitted wardrobes, and an ensuite bathroom with both shower and tub. In the same area are 2 further
double bedrooms both with en suite bathrooms. The floors in the bedrooms are of hardwood parquet, whereas everywhere else costly and attractive Teverino terracotta tiles by Sugaroni of Castel Viscardi have been laid. On the third or mansard floor there are
2 bedrooms with en suite bathrooms and a laundry and ironing room where fitted cupboards and drawers make the optimum use of space and even include 2 pull-out beds for surplus guests!
All the bedrooms have air conditioning, and for the winter months there is gas fired central heating throughout.
The first and largest independent building is about 10 metres distant from the main house. The present owners use it as a study or snug – on the
upper level is a large L shaped room with bookcases and desk to one side and a comfortable sofa and armchairs facing the fireplace on the other. There is a double bedroom with en suite bathroom on the same floor. Outside, and between the study and the villa
is a very large terrace overlooking the valley below, with a wisteria covered pergola providing a shaded sitting and eating out area. Below this terrace and accessed by a driveway on the far side are 2 garages and the boiler room and water treatment plant.
The second and smaller independent building is a bungalow with living room, fitted kitchen, double bedroom and bathroom.
The third and smallest annexe is in the garden to the side of the main house and consists of a double bedroom and bathroom.
Grounds and other features
The property is set in about 2 hectares of fenced and private grounds, with a further 5 hectares of adjoining woodland in a
very peaceful rural area. The garden incorporates the original woodland trees but has also been extensively planted with a range of more exotic trees and shrubs, to create a very pleasing environment for outdoor living. There is a large swimming pool
surrounded by wooden decking, and with a pergola shaded barbecue area. An underground grotto carved out of the soft tufo rock serves as a cool wine cellar. LPG gas for heating and domestic use is stored in an underground tank. Water supply is guaranteed by
2 natural springs and artesian wells for the computer controlled
garden irrigation system. Mains electricity is connected as well as a telephone landline with a broadband internet connection, and satellite TV facilities are
installed. An international standard hard tennis court with full illumination completes the amenities. External and internal alarm systems protect the whole property. The nearby A1 motorway gives rapid access to Rome ( Fiumicino airport
is 1 hour away) as well as Orvieto, Florence, Siena and Perugia.
