This property is located on a hillside with panoramic views to the historic Etruscan town of Orvieto.
At the upper ground level an entrance hall leads into a large central living room with a fireplace and spiral stairs up to the 1st floor. Beyond this central space is the kitchen, which is fully fitted and has a waist level fireplace for wood
or charcoal cookery as well as plenty of room for family dining. A formal dining room is at a slightly higher level than the central living room and just a few steps below on
the far side is a sitting room with a large window giving views of Orvieto on its rocky outcrop about 2 kms. away. From the entrance hall a small lobby leads into a double bedroom with en suite bathroom. On the 1st floor is the master bedroom
with en suite bathroom and spacious fitted cupboards. Back in the entrance hall, an inside staircase leads down to the
lower ground floor level where the accommodation consists of: 2 double bedrooms with en suite bathrooms, storage areas and a wine cellar, and a glassed-in portico used for sheltering delicate pot plants over winter.
The whole house has attractive tiled floors, and LPG fired central heating throughout. All the windows and external doors, including those on the first floor,
have decorative wrought iron security grilles.
Grounds and services
The house is set in about 1 hectare of fenced garden. Solid gates give access to
the paved driveway which leads to a good sized parking area. This garden is well planted with mature trees
and shrubs and is an extremely attractive feature of the property. Just below the house a large paved terrace with a balustrade is full equipped for outdoor living and enjoys to the full the sweeping views towards Orvieto. In the
lower part of the garden is the swimming pool. Orvieto Scalo with shops and other amenities can be reached in 10 minutes by car. There are excellent motorway and rail connections to Rome and Florence.
