The property has been in the present owner’s family since the 12th Century and forms part of a much larger estate.
Raischio is located in
a beautiful hanging valley at about750 m above sea level
in the hills surrounding Spoleto and about 9 km away from the town. The access is by asphalted public road for the first 6,5km and then by unmade road for the last 2,5km. Raischio is a small rural “borgo” set in
a valley with green pastures and mainly deciduous woods (oak and hornbeam). Part of these woods has been designated by the Region of Umbria as a protected area for the harvesting of black truffles.
There are 2 principal mediaeval
buildings in stone with a total surface area of about 1000 sq m. as well as a small chapel. The presence of this chapel suggests that the borgo may once have been an outlying farm attached to the nearby Benedictine abbey of San Pietro in Valle. In the
woods nearby is a ruined mediaeval watch tower for which it may also be possible to obtain planning permission. Structural restoration work began in 2001 and has been carried out to full anti-seismic standards. Original local materials have been used, the
roofs are fully insulated and the windows are double glazed. Finishing work
is required (floor paving, bathroom and kitchen installation, inside doors, outside terraces ). Planning permission for a swimming pool is available.
The main building is L-shaped and has an interesting flow on up to 4 different levels between the interior spaces as the longer arm descends the
sloping hillside. The original project was for a country house hotel which explains the large number of bedrooms all with en suite bathrooms, but alternative interior layouts are possible. There is a large dining room with direct access to the outside terraces,
lounge, kitchen and staff quarters. There are 3 gas boilers for central heating, integrated with a large back boiler in the dining room and solar panels. The secondary building is on 2 levels and the chapel , now deconsecrated, is a
single room.
Grounds and other features
The asking price of €2000000 includes the main buildings and 2 hectares of land. Ownership of the whole valley (180 hectares or about 450 acres)
surrounding the borgo is a possibility, at a price to be negotiated, and
would give a total guarantee that no future building can spoil the very beautiful views and also offer a high degree of privacy. Water supply is guaranteed by 3 springs. Mains electricity is connected, and a 5000 litre gas tank has been installed. A
project to relocate the electricity line running past the buildings to make it visually unobtrusive has been approved. Although seemingly in
a remote wilderness location, Raischio is actually just 20 minutes drive from the historic town of Spoleto with all amenities as well as the famous theatre and music Festival of the Two Worlds. Hill walking, rock climbing, hang-gliding and white water
rafting can all be enjoyed nearby. From Spoleto the centre of Rome can be reached in 75 minutes by train, and Perugia airport is 45 minutes away by car, and has direct flights to London as well as daily flights to Milan for other international connections.
