Description Of The Property:
Beautiful country house villa at the foot of the Brauneck ski and hiking area. Built in the year 2001, the villa was built by a native architect who is known for harmoniously combining traditional and modern styles.
The 380qm living space provides all of the comforts of a modern house, yet fits harmoniously into the environment. A well-tended garden with a large pond turns this into a truly idyllic spot on this stretch of the Isar.

Only brand-name sanitary facilities are used in the bathrooms, primarily made by Duravit. The fixtures are made by Dornbracht. All walls are painted white, with the ceilings and stairway maintained in a modest yellowish hue, which only accentuates the sunshine streaming in through the large skylight.

All of the built-in cabinets were manufactured by the well-known interior design company Renner in Bad Tölz and are noted for their modest elegance and high level of quality, which can be integrated into virtually any furnishing style.
The modern, new bulthaup built-in kitchen made of solid beech wood with black granite countertops is equipped with stainless steel hardware by Miele and bulthaup.
The large, roomy refrigerator is American-style and made by General Electric (with icemaker) and offers high-level convenience; a full-service coffeemaker by Miele is also integrated into the design.
The ground floor also features a guest closet, a lovely guest bathroom and a separate pantry.
Attached to the living room is a spacious office with brand-name furniture by Büro Werndl in beech wood design with anthracitecoloured sliding-door cabinets.

Only name brand sanitary facilities are used here as well (Duravit, Dornbracht design fixtures). The southern and western areas of the second floor feature two children’s rooms and a guest room (or three children’s rooms).
All of these rooms are also provided with integrated built-in closets (some of them with a walk-in feature). The basement is tiled throughout. A very decorative, brickwork wine rack is located under the landing. The sauna/fitness area is separate. A very nice 4-person Klafs sauna, a relaxation room and a circular shower with wash basins round out the provisions here.
The housekeeping room is very spacious with plenty of storage due to the integrated cabinets. Nearby is a storage room for office supplies, grocery items, etc.
Numerous well-ventilated shoe closets and a large walk-in clothes closet are also built in.
The basement can also be reached separately via an external stairway made of marble, which is ideal for a family with children or
for returning home after sports events. From here, you can gain direct access to the housekeeping room and all storage closets. The basement also features two hobby rooms, the furnace room and the tank room for the heating oil.
The country house villa has a new Hoval boiler and a solar energy system, which automatically feeds the electricity into the hot water system.

Brickwork chimney (large glass pane) with a seating area in the living room; outside, an open chimney was integrated into the wall, which turns the terrace which is right on the pond into a lovely place to be on summer evenings.
Garden:
The 1300qm garden was lovingly designed and yet is very easy to tend. A natural stonewall borders the property on the street side; a large section of the garden cannot be seen from the outside.
The garden can be illuminated at night (pond, trees, etc.) – beautiful, heavy-duty brass lamps have been installed here, which can be operated from inside the house. Electric awnings provide protection from the sun.
A fantastic swimming pond complete with underwater lighting and a pump was installed adjacent to the house. Lenggries is a well-known and popular resort in Upper Bavaria - ideal for hiking, skiing, bike riding and much, much more.
The well-known county seat and health resort of Bad Tölz is only about 8 km away, easy to reach by car, train or bus. The house is situated in a very quiet area on the outskirts of town with no through traffic, but it is still possible to reach the centre of town in about 15 minutes, even by foot.
The house points southward. The sun can be enjoyed throughout the entire day due to the many seating areas provided all around the house.
Infrastructure:
Situated approx. 60 km south of Munich, with a very charming landscape and a wide variety of recreational offerings, it is just an hour by car from the Munich airport and an hour by car from the Innsbruck airport.
The roadway connections to Munich are very well developed and can be travelled without any difficulty even in winter. The BOB (Bavarian Oberland railway) offers a non-stop connection from Lenggries – Munich (main train station), so that you can reach Munich easily within one hour even without a car.
There are several Kindergartens right in the town, as well as an elementary school and secondary school and a junior high / high school for girls. These schools also offer daytime childcare until late in the afternoon.
All other schools are located in Bad Tölz and can be reached by railway in about 15 minutes. There are numerous local shopping options, with additional shops to be found in Bad Tölz.
A large number of general practitioners and specialist physicians in both Lenggries and Bad Tölz provide comprehensive general and specialized medical care. Bad Tölz is also home to a large county seat hospital.
