LANGKAWI

Premier Island Retreat

Langkawi is one of the world’s premier island retreats offering travellers the perfect combination of sun and sea, islands and rainforest, peace and tranquillity, tradition and culture as well as simplicity and sophistication. People come to Langkawi to relax and appreciate this peaceful paradise.

The archipelago of Langkawi contains 99 islands. The islands have some of the most ancient rainforests in the world, teeming with exotic flora and fauna. Langkawi Island itself is the largest among the archipelago, measuring about 475 sq km, is the only one with any real settlement. Its mountainous interior covered in lush forest provides a dramatic backdrop to its white sandy beaches and hidden limestone coves.

Kuah, the Island’s capital, once a rustic town with a few streets, is now a thriving centre of modern hotels and shopping centres but without the overcrowding and bustle of modern cities.

Designated a UNESCO Geopark and with most of the island classed as a Malay Reserve, development is scarce and only afforded to the fortunate few. Those lucky enough to own a property on this island paradise are rewarded with a lifestyle second to none and a sound investment where...

Demand far outstrips supply.

BUYING Langkawi

Overseas property investment is actively encouraged by the Malaysian government and in 2007 they abolished capital gains taxes to promote growth in this sector. Furthermore they have an incentive called “Malaysia – MY SECOND HOME” which gives eligible applicant a number of advantages including a visa allowing home owners to stay in the country for up to ten years at a time and be able to employ domestic staff.

The legal system is based on the British legal system and is a relatively simple procedure which clearly defines ownership.

Unusually for the Island Pandangan Villas are offered as freehold adding clarity to ownership and enhancing the re-sale values.

The process is in two stages, the land and the construction and all deposits are held in escrow until formally released. Payment terms are as follows:

Reservation fee: 1% of purchase price:

Stage 1 – Land Purchase @ RM800,000

• 10% of land value on signing contract

• 85% of land value on processing title deed

• 4% of land value on completion of land transfer

Stage 2 – Villa purchase – difference between land value and final price

• 10% on signing contract

• 25% on completion of foundations

• 25% on completion of roof

• 25% on completion of internal work and services

• 10% on completion taking vacant possession

• 4% 30 days after taking vacant possession

Financing is available for up to 70% of the purchase price from local financial institutions and details are available on request. The developer will pay all stamp duty due.

WHY BUY on Langkawi

  1. Natural Paradise. Langkawi is unspoilt and teeming with abundant tropical wildlife, paddy fields, water buffalo and some of the oldest rainforest in the world. The island is committed to staying that way and all development is strictly controlled.
  2. Security. A slow pace of life combined with a genuinely friendly and caring population, Langkawi is a perfectly safe environment for all the family.
  3. Language. English is spoken by almost 90% of the islands population making life easy for a tourist.
  4. Investment. Langkawi is already one of the world’s most desirable locations amongst those in the know but owning property is very limited on the island. With a growing international demand for second homes and vacationing versus the very limited supply, your property will be a sound investment opportunity.
  5. Proper land laws. Malaysia has based much of its legal system on the British model. This means that it is possible to own the Freehold title as a foreigner unlike many other Asian countries.
  6. Food and Culture. The Langkawi experience combines a mix of all the best of Southeast Asia. As a duty free port, Langkawi has a long tradition of welcoming foreigners and this is reflected in the quality and range of exceptional food available in the restaurants. Whether you choose to eat in the growing number of top class international restaurants or the infinite variety of local outlets that cover the island.
  7. Sports and Activities. Alongside sailing, diving, rainforest walks, rock climbing and fishing; there are now three high quality golf courses on the island to keep you amused.
  8. Explorers Paradise. With 99 islands in the archipelago, including those dedicated as nature reserves Langkawi has many excellent snorkelling and diving centres.
  9. A prestigious location. The island boasts numerous world famous hotels such as the 5star Datai Hotel and its sister The Andaman Hotel. The recent addition of a Four Seasons luxury hotel has further enhanced this reputation as a world class resort.
  10. Langkawi is Southeast Asia’s best kept secret.
