Villa Petrignano is located on a hill overlooking both Tuscany and Umbria, as it sits on the border between these two beautiful regions thus offering spectacular views of the surrounding landscape. The restoration has been completed with outstanding taste and top materials. This property is top of the line in many respects.
The complex comprises a main building and two annexes (forming like a tiny hamlet around a small square paved with cotto tiles), a large panoramic swimming pool, grounds measuring 7500 sqm with ancient tall Mediterranean pines, cypress and olive trees, totally fenced.

The main building dates back to 1786 and has been totally and thoroughly restored and partly enlarged, with a 100 sqm extension in total harmony with the original building, built out of red bricks and cotto tiles, painstakingly cleaned and restored to their original splendour and replaced where missing. During the renovation, the beautiful original vauls and arcades have been discovered and reinstated both on the front and inside the house.

From the entrance hall we can access the open gallery and first floor via a large, beautiful staircase. On this floor, on one side of the open gallery we find the master bedroom with ensuite changing room and magnificent huge bathroom with jacuzzi tub, large shower cabinet and painting-like windows opening on the surrounding countryside.
On the other wing, three more bedrooms, walk-in wardrobe and full bathroom with twin washbasins, washtub and shower.The house measures approx. 420sqm with porticoes for an additional 50 sqm.
The refurbishing has been done with outstanding taste and top materials, natural stones, brick and wood throughout, from the wooden beams of the ceilings and doors to the precious wooden floor of the first floor, to the sandstone paving the shower cabinets and bathrooms. On the ground floor an innovative, practical but stylish resin-based floor had been laid over the floor heating system (thus eliminating the need for unsightly radiators). All windows are double-glazed and non-reflective, the heating system runs on GPL gas and the house is provided with satellite tv and telephone with internet connection. All wiring is concealed. The external flooring is made with cotto tiles on the patio and pavements.
Both annexes, also in red brick and facing the patio, have been beautifully and completely restored like the main house and provide extra living-space or office-space. The largest one measures 75sqm, with a living room with kitchen corner on the ground floor, two bedrooms and a bathroom and a mezzanine floor for additional sleeping . The smaller building , with beautiful external brick oven, also restored to its original beauty and perfectly functioning, measures 40sqm and comprises two areas joined by a small iron staircase and a bathroom. Outside, next to the oven, there is a covered space for storing wood and a nice portico. Both buildings have cotto tiles on the roof and external floor and fixtures and fittings of the same quality as those used in the main house.
The external swimming pool measures 6 x 12 m, is surrounded by a cotto-paved solarium and command's beautiful views of the surrounding hills and fields. It nicely fits in the gardens, where a variety of shrubs, trees and bushes have been planted in respect with the surroundings and complete the existing majestic collection of century-old trees. All three buildings are connected by pedestrian pavements e concrete stairs covered with bricks and brick tiles.
