In the area of the Chianti classico we sell two villages to renovate with panoramic view on the area and on Florence. Position

 

The two properties are in the well-known territory of Chianti Classico, in the town of San Casciano Val di Pesa, in the province of Florence, in the well-known valley where we find all the best Italian and international winemaking companies. Tignanello degli Antinori (4th wine in the world and 1st Italian wine according to “Wine Spectator” 2008), Castello di Verrazzano, Castello di Gabbiano (Foster’s Group), Nozzole de i Folonari, Fattoria Le Corti dei Principi Corsini, Villa Branca of the Branca Group, Castello di Vicchiomaggio. The panoramic position, unique in its kind, in the Chianti area, give us the possibility to enjoy the view of Florence and Fiesole, that are both 10 km far, and of other towns in this area as San Casciano (5 km far), Greve in Chianti (6 km far), Impruneta (6km far), Tavernelle (7 km far), the Ugolino Golf (7 km far) etc. Very close are Siena (41 km far), Volterra (48 km far) and San Gimignano (34 km far). The property is in the centre of important major roads that makes it easily reachable, because there are these roads in the surroundings: the “Cassia”, the “Chiantigiana” SS 222, the A1 motorway Florence – Certosa (7km far), the clearway Florence – Siena, toll booth “Tavarnelle” (6 km far), the “FiPiLi” (Florence – Pisa – Leghorn) toll booth “Ginestra Fiorentina” (8 km far). The airports of Florence and Pisa are 23 km and 69 km far respectively.

 

Building

 

1st LOT:  it is composed of 1,267 smq for a price of 3,100,000 Euros and comprises 10,00 hectares of land divided in this way: 5 hectares are vineyards of Chianti Classico, 4 hectares are olive groove, and 1 hectare is wood-sowable/uncultivated land.

2nd LOT: it is composed of: the Longobard Tower, with two property complexes A + B. The building 2A is of 610 smq and the building 2B is of 330 smq, for a total surface of 940 smq for a price of 2,600,000 Euros including also 10 hectares of land divided in this way: 5 hectares of vineyard of Chianti Classico, 4 hectares of olive groove, 1 hectare is wood-sowable/uncultivated land. The two lots each with 10 hectares of land can be sold also separately, with the possibility to consider different solutions for the division of the land, both for the cultivation, and both for the total surface. In any case, if you do not buy all the land that is sold together with the lot, this fact will never reduce in an important way the sale price.

These are two lots from the “made to measure” parcelling out of an agriculture company, so the buyer can benefit of different opportunities, following the rules of the D.Lgs 99/2004 about the Regional Law 27th July 2004 n. 45 Imprenditore Agricolo Professionale (IAP) that stands for independent professional farmer. If the lot is sold and bought following the IAP rules, the buyer, natural person or juridical person, has the total exemption from the urbanization charges and from other taxes, but is necessary that it keeps the property in the following five years after the buy.
