The property is situated in an excellent location which allows very easy access to the A1 motorway at the nearby motorway junction at Fabro.  It is located within the Comune of Parrano, and in order to reach the property you need to use a white road which is approximately 200 metres long.

From here it is an easy drive to all of the most important and most interesting villages and towns within Umbria and Tuscany, as well as all the tourist sites of the area through  the beautiful countryside  which surrounds them.  There are also many wonderful thermal spas and lakes only a short drive away.  Within a radius of approximately 25-30 kms , only 20/25 minutes drive along almost empty roads you will find such treasures as Parrano, Monteleone d’Orvieto, Montegiove, Città della Pieve, Montegabbione and Orvieto. Major tourist centres such as  Perugia and Assisi are only 1 hour away by car, again along very picturesque roads which  normally have very little traffic.  These are the Umbrian delights which are only a short distance from the property. With regards Tuscany, only a few kilometres drive will lead you to historical centres such as Cetona, San Casciano dei Bagni (which is also famous for its wonderful Thermal Spa Centre Fonteverde which is considered to be the most important spa centre in the world), Chiusi, Sarteano, Montepulciano, Pienza,  and the  Val d’Orcia. Larger historical centres such as Siena and Arezzo can be reached by car in between 40 minutes – 1 hour.  Within 1 hour and a half’s drive from the property you will be in Rome or Florence.  The main line railway station at Fabro is only 5 kms away.

 

DESCRIZIONE

An agricultural property which includes a tourist rental agriturismo which has been completely restored and which is located in a wonderful quiet, peaceful and picturesque corner only a short distance from the historical centre and from Castello di Parrano.  The property includes 7.2 hectares of land as well as two stone built houses which are used as holiday rental agriturismo properties, a small restaurant and a swimming pool.  Thanks to the wonderful panoramic position, which at the same time is very private and secluded, and the excellent communication links (the property is only 200 metres from the main road), the agriturismo has an ideal location for tourists, both Italian and other nationalities (currently predominately Dutch and Belgium).  The beautiful swimming pool is located in a perfect position close to  the restaurant which allows the enjoyment of both from Spring, through Summer and into October.  The two houses date from the 1800’s and have been completely restored with local stone and using traditional techniques only a few years ago.  The houses  measure 215  sq mts,  and  255 sq mts respectively and have been restored and renovated traditionally and  to a very high standard.    The main house has three floors and is subdivided into three independent apartments (one on each floor), plus a small reception area, a small gift shop area and a thermal  centre on the ground floor.

Ground floor apartment: kitchen/dining room, bedroom, bathroom and small open air patio.

First Floor apartment:  kitchen/dining room, bedroom, bathroom and good sized patio and terrace with panoramic views of the surrounding area

Second Floor apartment:  kitchen/dining room, bedroom, bathroom, and terrace with panoramic views of the surrounding area.

The second house also has three floors, the lower  ground floor has various storage areas and is currently used as a warehouse, a small storage room and a covered outside area, on the ground floor there is an apartment which is currently inhabited by the owner of the property.  The layout is as follows:  a kitchen, a living room, a bedroom, two bathrooms/storage rooms, a wardrobe, an entrance hall, a storage area and a good sized patio, on the first floor there is another apartment which is intended to be used as an agriturismo/tourist rental property with an independent entrance, a living room, two bedrooms, two bathrooms, a storage area and a good sized terrace with panoramic views of the surrounding area.

The restaurant is built of stone and is on one floor, with lots of windows in the dining room which have wonderful views of the swimming pool.  Internally there is a kitchen which has been fitted with professional  catering equipment,  a pantry, a bathroom, a powder room and a good sized patio.  The dining room can house up to 30 guests. 

The land which is included with the property measures approximately 7.2 hectares, it is made up of a courtyard with landscaped gardens, and an outside games area (to play games such as bowls, table tennis, a childrens playground with play equipment) with small pathways meandering through the grounds, amongst ornamental plants and fruit trees, evergreen plants which give shady areas, an olive grove which measures approximately 3 hectares, a woodland which measures approximately 2.5 hectares and an orchard.  The olive grove contains approximately 500 trees. 

The property is surrounded  by ancient walls,  it is completely fenced in and has a large entrance gate with electric gates, a good sized parking area and external lighting.

STATO E RIFINITURE

All the buildings were completed restored in 2000 according to  the traditional local style.  The outside walls are all made of local stone, the ceilings have wooden beams and traditional terracotta tiles, the roofs are covered with original coppi tiles (traditional italian terracotta roof tiles), the windows are in wood and the floors are all terracotta tiles.

SERVIZI E UTENZE

The property already has all the services such as water, electricity  and gas.  The water supply is mains water but it also has two private wells which can be used for domestic water and as irrigation for the grounds.  The heating uses GPL gas  (with a gas tank buried in the grounds).

The property is registered at the NCEU with regards to its buildings while the land is registered at the NCT in the Comune of Parrano.  The property is registered as having originally been built before 1967, and subsequently having been restored according to the building regulations present at the time of restoration.
