Arguably one of the most exceptional estates on the market in Umbria, this wonderful property is a rare gem. The main villa was constructed around a 15th Century watchtower and has been restored to its original, exquisite elegance without compromising the authenticity of its architecture and style and remaining true to its important historical context.

The villa, set over four floors, comprises 10 reception rooms, 13 bedrooms, 13 bathrooms, 2 kitchens (one modern family kitchen and another larger kitchen in the basement in need of refurbishment) as well as a large glass-enclosed sunroom leading onto a vast elegant terrace.

The central entrance hall on the ground floor has vaulted arched ceilings and a graniglia marble floor, it gives access to all the main reception rooms which interconnect and encircle the central staircase. There is a beautiful panelled library on the ground floor which leads onto a large sitting room with arched ceilings and a galleried walkway. Most of the reception rooms have parquet flooring, marble fireplaces and exquisite frescoed walls and ceilings depicting medieval and classical scenes. The sunroom is particularly spectacular; the frescoed ceiling depicts mythical Gods while the walls are adorned with hand-painted Deruta majolica tiles. Three arched French doors lead from the sunroom onto the terrace overlooking the lake and the amphitheatre in the garden.

The four bedroom suites on the first floor all comprise an ante chamber, a bedroom, a bathroom and terrace with breathtaking views of the countryside towards Assisi and Perugia. The second floor comprises a large bedroom suite followed by a smaller bedroom suite both benefiting from splendid views, along with a further 6 bedrooms and 3 bathrooms. The third floor comprises one bedroom with bathroom while the fourth floor benefits from spectacular 360 degree views over the surrounding countryside.

The Farmhouse

The estate further comprises a substantial farmhouse which has been fully restored in a charming style and is ideally suited to accommodate guests (or separate staff accommodation). The farmhouse comprises 2 separate apartments each with 3 beds and 3 bathrooms and an open plan sitting room/dining room/kitchen.

The Outbuildings

The remaining buildings on the estate have been partially restored and would lend themselves equally well to further guest accommodation, staff accommodation or for agricultural purposes (for which they were originally intended). The outbuildings include a stable with 4 loose boxes, a tack room and barn; a greenhouse; a large barn; a Limonaia (lemon tree outhouse); a pigsty and a cow shed. These require some refurbishment but are structurally in sound condition.

The Grounds

The villa is surrounded by 5ha of formal Italian gardens, a park with many fountains and a vast variety of evergreen and deciduous trees including laurel, lilacs, maritime pine trees, bamboos, citrus trees and magnolias. It also comprises a swan-inhabited pond and a delightful amphitheatre which the present owners use for recitals and concerts and which is integral to the garden and a decorative addition to the beautifully landscaped grounds.

There is also is a fruit orchard, 2ha of vineyards which produce 300 quintals of grapes a year, an olive grove which produces approximately 2 quintals of oil (200 kilos) a year and which is pressed off the premises. The striking swimming pool (25m x 11m) complete with the latest oxygen cleaning system which is 100% chlorine-free is surrounded by trees with space for a tennis court nearby.

The estate has two entrances, each gated with wrought iron electric gates and an intercom system providing access to the Cypress lined driveways. The entire estate which is surrounded and protected by its own grounds is extremely secluded.

Umbria

Located in the heart of Umbria, this exceptional property lies just outside the capital city of the region and Perugia province. Perugia has been a university town since the middle ages welcoming young people from all over Europe; it is also an important cultural centre hosting a range of notable international events including Europe’s largest Jazz festival in July and Eurochocolate in October, the most important chocolate event in the world. The world-renowned “Baci” chocolates originate from Perugia.

Within easy reach of Perugia are the artistic and religious centres of Spoleto and Assisi. Spoleto hosts the Festival dei Due Mondi (Festival of the Two Worlds) from June to July with a three-week schedule of music, theatre and dance performances embracing all aspects of performing and figurative arts. It was the first festival of its kind when it opened in 1953 and has become one of the most important cultural manifestations in Italy. Assisi, the birthplace of Saint Francis who founded the Franciscan movement in the 13th Century, is home to the UNESCO designated World Heritage Site - Basilica of San Francesco d’Assisi.

Rome, Florence and Siena are within easy access of Perugia with good rail and road connections to all three cities. Perugia is a modern and cosmopolitan town. Proud of its historical tradition and beautiful ruins, Perugia can be admired in its numerous streets where past and present join, creating an unforgettable atmosphere. The region of Umbria is unspoilt compared to Tuscany with much less tourism – it is a well kept secret.
