A charming private equestrian property in France’s beautiful Limousin region

Limoges 33.8 km with its International Airport, Poitiers 97km, Paris 380km

An attractive granite house with further buildings suitable for conversion, stabling, outdoor arena, storage.  Woodland, grassland much of it is newly fenced.

20 ha. in all

Domaine du Crosiet, with its exceptional views over the beautiful Limousin countryside, lies at the eastern end of Les Monts de Blond range.    Previously the site housed a monastery and before the revolution a chateau.  The property has been a stock farm for the last century and is bordered by mature woodland offering numerous paths for riding and walking.

Location

This property is ideally situated only 20 minutes from Limoges International Airport - which is served by flights from Newcastle, Liverpool, Manchester, Nottingham, Stanstead and Southampton.  The A20 Toulouse/Paris autoroute is about the same distance and the new high speed train link will mean that Paris is less than 2 hours away.  Although a private rural location, Domaine du Crosiet is handily placed for local shops, for the town of Bellac with supermarkets and a Sunday market and for the city of Limoges.

The House

The house is accessed by a gated tree lined drive and is built entirely of local granite – the whole building forming 400m² of living space. The traditional tiled roof has been repaired or replaced and oak double glazed windows with traditional oak shutters fitted. Currently the occupier uses the ground floor consisting of 4 large rooms including a large kitchen (7m x 5m) with granite floor and fireplace and exposed beams and bathroom.  The second floor, which is offers potential for 4 or 5 bedrooms and a further 2 bathrooms.

The Buildings

A further building adjacent to the house is suitable for conversion to a guest cottage.

The Equestrian Facilities

The granite built barn houses stabling for 12 horses and enough space for indoor schooling and storage of machinery and equipment.  There is a second floor providing storage space for hay and straw.

There is a recently constructed 40m x 20m sand outdoor school and two15m corrals.

The Land:

Much of the land is grassland with 1200 metres of new horse/sheep fencing.  There is some woodland, springs and a small stream.  The mountain spring water pond near the house is well stocked with fish and offers, via a sluice system, irrigation for the vegetable garden together with a fountain feature.
