An outstanding tenanted agricultural and residential property set in the heart of Northumberland.

Thrunton comprises an excellent and particularly well-equipped let livestock and arable farm extending to 595 acres (241 hectares) in the heart of Northumberland, one of England's most scenic counties.

The property offers the opportunity of a useful rent roll, potential for long term capital enhancement and a favourable tax status, as well as enjoyment through the exercise of sporting rights and conservation management. Thrunton is brought to the market on the instruction of trustees.

The property comprises a large tenanted farm enjoying spectacular views over the Vale of Whittingham, with in-hand sporting rights and woodland adding to the amenity. The land extends in total to 595 acres (241 hectares).   Tenancy documentation recorded the let land as including 329 acres for arable land and 258 acres of pasture, but a significant proportion of the latter is capable of ploughing or mowing.

The farm benefits from seven dwellings in total comprising the principal house, a row of three terraced cottages, a further detached cottage and two further semi-detached cottages.

The farm is let under a Protected Tenancy governed by the Agricultural Holdings Act 1986 which also includes the principal house and cottages 4, 5 and 6. Cottages 1-3 are also subject to Tenancy but fall outside the Agricultural Tenancy.
A CLOSING DATE FOR OFFERS HAS NOW BEEN SET FOR NOON ON FRIDAY 18TH JULY 2008. FOR FUTHER INFORMATION PLEASE CONTACT OUR MORPETH OFFICE.
