Easter Clatto is situated in the attractive and unspoilt countryside of Fife's East Neuk. The area has a reputation for a productive, high quality farmland, with a well developed agricultural infrastructure, including a number of grain, potato, fruit and agricultural machinery merchants.
There are excellent connections to all parts of the country with a mainline railway station at Leuchars (4 miles) and the national motorway network at Perth (27 miles). In addition, there are regular shuttle flights to London from Dundee airport (14 miles). The A92 trunk road is 9 miles distant, which provides good access to the major population centres in Fife and the central belt.
Blebocraigs has a village hall and a post office while Strathkinness (2 miles) has a primary school, village shop and a church. The popular and historic town of St Andrews (4 miles) provides a wide range of services and facilities, including supermarkets, high street shops, cinema, banks and an array of cafes and restaurants. The town is also home to the famous university and several golf courses including The Old Course, the venue for the 2010 Open Championship.
In terms of education, there is an excellent state secondary school in St Andrews, with private education at St Leonards in St Andrews and the High School of Dundee. For the sports enthusiast, the farm is ideally placed for the several golf courses and driving range in St Andrews. There are excellent beaches at St Andrews and Tentsmuir, along with a network or rural footpaths. For those keen on country sports, there are several trout fisheries within 1 hours drive and there is walked-up and driven game shooting available to let locally.

Traditionally the farming system has focused upon the production of spring and winter cereals and oats with break crops of oil seed rape, potatoes and grass. However, the land is extremely versatile and is capable of growing a wider range of crops if required. The average yields are as follows:
Winter wheat 4 - 4.5 tonnes per acre
Oats 2.5 - 3 tonnes per acre
Oil Seed Rape       1.8 tonnes per acre

Lot 1 - House Site and Farmland
About 181.47 acres
House Site
A planning application (Ref:04/03278/EFULL) was submitted on 21 October 2004, requesting permission to build a single storey, 4 bedroom farmhouse on an elevated site to the west of the farm buildings. This application was provisionally approved by Fife Council subject to a Section 75 Legal Agreement, the conditions of which are as follows:
(i) An Agricultural Occupancy Restriction is placed on the new farmhouse.
(ii) The new farmhouse cannot be sold separately from the land.

The Section 75 Legal Agreement has now been signed and is available for inspection at the offices of the selling agent.
The site benefits from stunning views over St Andrews Bay and the house has been designed to take full advantage of these. The accommodation will comprise:
Hall, lounge, dining room, kitchen, utility room, WC, master bedroom with en-suite bathroom, two bedrooms with en-suite facilities, a further bedroom and WC. Integral double garage.
A plan of the proposed accommodation is enclosed within the brochure.
