The log cabins can vary in size and specification, but offer up to a maximum of three bedrooms
providing up to 830 square feet (77.5m²) of accommodation.
LOCATION
Cretingham Golf Club is situated just outside the pretty village of Cretingham which lies about 8 miles to the south-west of the historic town of Framlingham. The village itself has a local shop and a public house, The Bell, and Framlingham offers an excellent range of local shops.
The County Town of Ipswich lies about 15 miles to the south, with Inter City rail connections from London’s Liverpool Street Station taking just over an hour.
The Heritage Coastline at Aldeburgh is within about 20 miles with the other coastal resorts of Thorpeness, Southwold, Walberswick and Orford all within easy reach.
DESCRIPTION
The Log Cabins will form part of a complex of 11 cabins in total, 5 of which are retained by the clubhouse for holiday/weekend lets. The 5 new cabins will be of a more up-to-date design and will be provided by Bespoke Log Cabin Company of Saxtead and can vary in size and specification. Each cabin will be constructed of 8inch diameter whole pine logs under a pitched Eternit slate roof and will have mains water and electricity connected as well as connection to a shared sewage treatment plant. Purchasers will have the choice of size and standard of finish, but it is anticipated that the approximate cost for the completed cabins will range from £58,000 to £80,000.
Purchasers of the log cabins will be granted an annual family membership (for four people) although this will be personal to them and not transferable to guests.
Purchasers and their guests will have use of the golf course, tennis court, clubhouse, bar and restaurant and these are a short stroll from the cabin site.
Cretingham Golf Club is a friendly, informal club and occupies about 150 acres in a delightful setting within the heart of the Deben Valley, the River forming a natural hazard on some holes. The course offers a challenging, but fair test for all golfing capabilities with a par 68 over 4,948 yards. There is also a driving range on site. It will be possible for owners of the cabins to let them out and the Golf Club will be happy to assist with this if required.
Some of the older, existing log cabins might also be available to purchase.
TENURE
Each log cabin will have a lease of 35 years. Longer leases may be available by negotiation. The legal paperwork has been drawn up by the vendor’s solicitors, Messrs Lightfoot O’Brien and Westcott, and a £1,000 deposit will be required on agreement to purchase each site. Once a sale has been agreed the purchasers will liaise with Bespoke Log Cabin Company regarding the finer details of the individual cabins.
DIRECTIONS
From Framlingham proceed south out of the town and take the right turning to Kettleburgh. In the village turn right and on entering Brandeston take the left turning to Cretingham. At the crossroads with the Bell pub on your left, turn right and then right again at the next cross roads. The entrance to the Golf Club will be found shortly on the right.
PLANNING
Planning permission for the log cabins was granted by Suffolk Coastal District Council. The planning permission restricts occupation of the cabins to holiday purposes with no occupation between 14th January and 1st March in any year.
GROUND RENT
A ground rent of £2,000 per annum plus VAT will be charged to each cabin. This will include amongst others the cost of golf membership, use of the sites facilities and general ground maintenance.
