The panoramic views from West Mains Farmhouse to the border River Liddel and over to the Scottish countryside are quite overwhelming.

At the rear of the farmhouse is again a completely enclosed stone walled area with decorative irons bars and stone turreted gate stoops, which may be used as a vegetable garden or orchard.

 

The Farm Buildings

The farm buildings comprise a mixture of modern and traditional buildings.

The traditional buildings are mainly located around a courtyard complex with a modern portal frame building covering the courtyard area.

These buildings provide good accommodation for beef and sheep enterprises. There is also the potential to utilise these buildings for equestrian or other purposes subject to obtaining the necessary planning consents.

The farmhouse and farm buildings are fully serviced by the private continuous water supply for which there is no water charge.

 

Land

The land extends to about 126.61 acres (51.24 hectares) and is predominantly free draining and naturally watered. The grazing land is within a ringed fence and runs down from the farmhouse to the River Liddel and all the land is visible from the farmhouse.

The land is classified by DEFRA as Severely Disadvantaged.

The land is ring fenced and benefits from well maintained stock-proof field boundaries, which include a combination of hedges, sheep fencing and walls.

There are good access tracks to most fields.

 

Fishing Rights

The farm is bordered by the River Liddel, the main tributary of the Border Esk and along this stretch of river there are three named pools being Rutty pool, Sandy pool and Fowl Nest pool.

The Liddel rises to the north of the Cheviot Hills and flows south-west to join the Border Esk downstream of Canobie and close to the Solway Firth.

The fishing which is in excess of three quarters of a mile is in a picturesque setting. An autumn run of salmon may be expected with September and October usually offering the best fishing.  However, the Liddel is particularly noted for sea trout during the summer months.
