Conditions in the planning consent require that the roof be finished in natural slate or a good quality artificial slate.  That a landscaping scheme be drawn up to show those tress that are to be retained and removed, the details of how trees are to be protected during construction work and the number species and position etc of trees to be planted.  In addition all windows are to be fitted with double glazing in accordance with a noise assessment report, copies of which can be obtained from the selling agents.

Access

Access is taken from the minor public road between Roseisle and Kinloss.  This private road has a tamacadam surface as far as the cluster of dwellings at Mid Buthill and thereafter continues to the site as a good hard surfaced farm road.  Appropriate servitude rights will be granted to the purchaser to develop the site with maintenance responsibilities shared according to user.

Directions

From Elgin take the A96 heading in the direction of Inverness.  After approximately 2 miles bear right on to the B9013 in the direction of Burghead.  After approximately 2½ miles bear left at the crossroads in Roseisle.  Continue for a further ¼ mile and take the first left hand turning on leaving the village on to the tarmac drive to Mid Buthill.  Continue straight on past Mid Buthill on to the private hard surfaced farm road which continues around the edge of Bruntlands Wood terminating at the site.  A location plan is incorporated within these particulars.
